Short answer: most Houston buyers need far less than 20% down. Depending on the loan, the minimum is usually between 0% and 5% of the price.

Minimum down payment by loan type

FHA loans: 3.5% down with a qualifying credit score. Popular with first-time buyers.

Conventional loans: as low as 3% down for eligible buyers (often first-time buyers). 5% is common.

VA loans: 0% down for eligible veterans and service members.

Putting down less than 20% on a conventional loan usually means paying mortgage insurance. That isn't a deal-breaker: for many buyers, owning sooner beats waiting years to save 20%.

Down payment isn't the only cash you need

Plan for closing costs too (lender fees, title, prepaid taxes and insurance). In Texas, the seller can often pay some or all of them, within each loan program's limits.

Your savings or checking.
