Non-QM Core Flex: Flexible Financing Beyond Traditional Mortgage Guidelines
Not every qualified borrower fits neatly inside traditional mortgage guidelines.
Credit events, layered income, multiple financed properties, or a profile that simply does not check every conventional box can make a straightforward loan feel out of reach. For eligible borrowers, the Non-QM Core Flex Program offers an alternative path built around flexibility in credit, property type, and underwriting.
What Is Non-QM Core Flex?
Non-QM Core Flex is a non-qualified mortgage (Non-QM) financing option designed for borrowers who may not meet standard agency guidelines but still present a sound overall scenario.
The program supports purchases, rate/term refinances, and cash-out refinances across several property types, with manual underwriting available for files that need a closer, common-sense review.
Non-QM Core Flex Program Highlights
Qualified borrowers may have access to:

Minimum loan amount of $200,000

Single-family homes, 2–4 unit properties, PUDs, and condominiums eligible
First-time homebuyers allowed with a 580+ FICO
Manual underwriting available
Minimum 6 months of reserves (cash-out proceeds may be used, subject to guidelines)
Additional 2 months of reserves required for each additional financed property
Who May Benefit From Non-QM Core Flex?
This program can be a strong fit for borrowers who have the ability to repay but need more room than conventional guidelines allow, including:
Borrowers rebuilding credit after a past credit event
Buyers with lower credit scores who have meaningful equity or down payment
Homeowners looking to access equity through a cash-out refinance
Owners of multiple financed properties
Buyers purchasing 2–4 unit properties or condominiums
Why Does Manual Underwriting Matter?
Automated underwriting systems are built for files that fit a standard profile. When a scenario falls outside that profile, an automated decision may not tell the whole story.
Manual underwriting allows the full file to be reviewed by an underwriter, including compensating factors such as reserves, equity, and payment history. For the right borrower, that closer look can make the difference.
How Do Reserves Work on This Program?
Non-QM Core Flex requires a minimum of 6 months of reserves. On cash-out transactions, the cash-out proceeds may be used toward that requirement, subject to program guidelines.
Borrowers who own other financed properties should plan for an additional 2 months of reserves for each additional financed property.
Is Non-QM Core Flex Only for First-Time Homebuyers?
No.
The program is open to repeat buyers, homeowners refinancing, and borrowers with multiple financed properties. First-time homebuyers are also eligible with a minimum 580 FICO.
Is Non-QM Core Flex Right for You?
The right mortgage depends on more than a single number. Credit profile, income, debt, reserves, property type, equity, and long-term goals all shape which financing option makes the most sense.
At Tag Lending Group, we review the full picture and help borrowers compare available mortgage options before making a decision. All loans are subject to credit approval, underwriting, and program guidelines. Program terms are subject to change, and not all borrowers or properties will qualify.
