Then, just days before closing, the phone rings. "We have an underwriting issue." Suddenly, additional documentation is needed. A debt-to-income ratio no longer works. Gift funds weren't documented correctly. Income can't be verified as expected. What looked like a solid pre-approval turns into a delayed—or even canceled—transaction. While no lender can eliminate every surprise, many financing issues can be identified before a buyer ever writes an offer. Why This Matters As REALTORS®, you spend weeks—sometimes months—helping clients find the right home. The stronger the financing process is before contract acceptance, the less likely you'll encounter avoidable surprises during underwriting. A few simple questions early in the process can provide valuable insight into how thoroughly a buyer has been reviewed. Three Levels of Buyer Readiness Not all pre-approval letters represent the same level of review. Pre-Qualification Typically based on information provided by the buyer, along with a credit review. Income and assets may not yet be verified. Best for: Initial conversations Understanding a potential price range Pre-Approval Usually includes a review of income documentation, assets, and credit. This provides a stronger picture of the buyer's qualifications, but underwriting may still occur after the property is under contract. Fully Underwritten Approval (Approved to Move®) Some lenders offer a process where the buyer's financial documentation is reviewed before contract acceptance. Income, assets, and credit have already been verified, and underwriting has been completed in advance. While the property itself must still satisfy lending requirements, much of the financing review has already taken place. For REALTORS®, this can provide greater confidence when presenting an offer—especially in competitive situations. Five Questions Every REALTOR® Should Ask Before submitting an offer, consider asking the lender: Has the buyer's income been verified? Have the buyer's assets been reviewed? Has the file been run through Automated Underwriting? Are there any known concerns that could affect financing? Has the buyer completed a fully underwritten approval process, if available? These questions don't guarantee a smooth closing, but they can help identify potential issues before they become contract problems. Common Reasons Transactions Get Delayed Many financing delays are preventable when identified early. Some of the most common include: Large undocumented bank deposits Changes in employment New debt taken on before closing Gift funds without proper documentation Self-employment income requiring additional review Debt-to-income ratios that become tight after interest rate changes Helping buyers understand these potential issues early can reduce last-minute surprises. Takeaway A pre-approval letter is an important part of every offer, but not all pre-approvals involve the same level of review. Understanding the differences between a pre-qualification, a pre-approval, and a fully underwritten approval allows REALTORS® to have better conversations with lenders and set clearer expectations with their clients.
