    Fort Myers Real Estate Market Update: September 2026 vs. September 2025

    What is happening in the Fort Myers real estate market as we head into fall 2026? Comparing September 2026 with September 2025 shows two very different stories for single-family homes and condos.

    Single-family home inventory and sales were both slightly lower than last year, but prices increased. The condo market told a different story, with both median list prices and median sold prices declining year over year.

    Fort Myers Single-Family Home Market

    Active single-family home listings in September 2026 were down 10.1% compared with September 2025. Closed sales were also down, but only 1.9% year over year.

    Despite fewer sales, prices moved higher.

    The median list price increased 2.1%, from $469,900 in September 2025 to $480,000 in September 2026.

    Even more notable, the median sold price increased 6.1%, rising from $422,500 in September 2025 to $450,000 in September 2026.

    Homes are taking longer to sell, however. Days on market increased 22.8% compared with September 2025.

    September 2026 Single-Family Home Market at a Glance

    • Active listings: Down 10.1%

    • Closed sales: Down 1.9%

    • Median list price: $480,000 — up 2.1%

    • Median sold price: $450,000 — up 6.1%

    • Days on market: Up 22.8%

    For sellers, higher median sale prices are encouraging, but longer market times are an important reminder that pricing and preparation still matter. For buyers, fewer active listings may mean less selection in certain neighborhoods and price ranges.

    Fort Myers Condo Market

    The condo market looks considerably different from the single-family home market.

    Active condo listings were down 4.8% compared with September 2025, while closed sales declined 6.7%.

    Prices also moved lower.

    The median condo list price fell 9.6%, from $262,500 in September 2025 to $239,450 in September 2026.

    The median condo sold price dropped 21.7%, from $255,500 in September 2025 to $210,000 in September 2026.

    One statistic moved sharply in the opposite direction: market time. The average days on market decreased from 150 days in September 2025 to 53 days in September 2026, a decline of approximately 64.7%.

    • Closed sales: Down 6.7%

    • Median list price: $239,450 — down 9.6%

    • Median sold price: $210,000 — down 21.7%

    • Average days on market: 53 days, down from 150 days

    Are Fort Myers Home Prices Going Up or Down in 2026?

    It depends on the type of property.

    In September 2026, single-family home median sold prices were 6.1% higher than September 2025, while condo median sold prices were 21.7% lower.

    That difference is why broad headlines about the Fort Myers housing market don't always tell the whole story. Single-family homes and condos are experiencing very different market conditions, and conditions can vary even further by neighborhood, community, price range, age, HOA fees, insurance costs, flood zone, and property condition.

    Is It a Good Time to Buy or Sell a Home in Fort Myers?

    The September numbers show opportunities as well as challenges on both sides of the market.

    Sellers should pay close attention to recent comparable sales rather than relying on what homes sold for a year or two ago. Buyers should look beyond asking price and evaluate the complete cost of ownership, particularly when considering condos with HOA fees, insurance, reserves, and possible assessments.
