### 1\. Do I really need 20% down?

You do not always need a 20% down payment to buy a home. Depending on your qualifications and the mortgage program, a smaller down payment may be available.

However, putting less down can affect your monthly payment and mortgage insurance costs. The goal is to compare options that fit your savings and budget—not simply choose the smallest down payment.

### 2\. How much will I actually need at closing?

Your down payment is only one part of the total.

Closing costs can include lender charges, title services, appraisal fees, prepaid insurance, and funds to establish an escrow account. Your Loan Estimate shows estimated closing costs and the estimated cash you will need to complete the purchase. Review these figures early so you can plan confidently.

A useful question to ask your loan officer is: **“Can you walk me through my estimated cash to close, line by line?”**

### 3\. Is down payment assistance available in Texas?

Texas has homebuyer programs that may help eligible buyers with down payment and closing costs. TDHCA offers programs through participating lenders, and Garland Housing Finance Corporation also lists assistance options.

Eligibility, funding, property location, and repayment terms vary. Ask whether the assistance must be repaid, what conditions apply, and how it affects the overall mortgage cost before deciding.

### 4\. What monthly payment can I comfortably afford?

Look beyond the advertised home price. Your budget should account for the mortgage payment, property taxes, homeowners insurance, and other ownership expenses. Include HOA dues where applicable, along with room for repairs and maintenance.

For your home search, start with a monthly budget you feel comfortable maintaining. Then discuss what purchase price and financing options may support that budget.

### Start With a Clear Plan

Before touring homes, write down three numbers: your available savings, your comfortable monthly housing budget, and the amount you want to keep for emergencies.
