Welcome to this week's Monday market update, covering single-family homes in [Land O' Lakes](https://www.bestcallbrad.com/search/results/1ash/), [Wesley Chapel](https://www.bestcallbrad.com/search/results/1mt/), [San Antonio](https://www.bestcallbrad.com/search/results/1ase/), [Zephyrhills](https://www.bestcallbrad.com/search/results/2vz/), and [Dade City](https://www.bestcallbrad.com/search/results/1ask/). Each week, I track Stellar MLS data to compare new listings, contract activity, sales, and available inventory across these communities.

**New listings increased to 129 last week, while 82 homes went under contract.** Buyers had 1,620 active single-family listings to choose from as of November 2, slightly more than the previous Monday. Closings also increased, with 80 completed sales across the five areas.

The clearest change was the increase in fresh listings. There were **45 more new listings** than [the previous week](https://www.bestcallbrad.com/blog/pasco-county-housing-market-update-october-1925-2026/), while new contracts decreased by four.

Active inventory rose by 19 homes. That is a small increase, even with the larger number of new listings. New listings and contracts alone don't explain every change in inventory, because properties can also leave or return to the market for other reasons.

This follows a week when new listings declined and contracts increased. With three weekly reports now available, we're seeing how much activity can vary from one week to the next. We'll keep tracking before drawing longer-term conclusions.

Land O' Lakes had the most closings, with 28, followed by Wesley Chapel with 21. Together, those two areas accounted for 49 of the 80 sales.

The combined median sale price increased by $2,515 from the previous week. That describes the homes that sold during each period. It doesn't establish that individual home values increased by the same amount.

San Antonio's nine-day median time to contract stands out, but it comes from just five sales. A small group can produce a very different result depending on which homes close.

## **Are homes selling faster?**

Among the homes that closed last week, the median time to contract was **49 days**, compared with 67 days the week before.

That tells us this week's group of closed sales reached contracts sooner at the median. It doesn't tell us that all current listings are selling faster, or that a newly listed home should expect a contract in 49 days. We'll watch whether the shorter timing continues across future reports.

## **Are sellers adjusting their prices?**

There were **284 reported price reductions**, down from 359 the previous week. Fewer reductions were reported, but asking-price adjustments remain part of the market.

The median sale-to-original-list-price ratio was **95.9%**, compared with 96.8% the week before. The middle result was approximately 4.1% below the original asking price.

That difference includes any reductions from the original price before a contract. It excludes seller credits and other concessions, and it doesn't mean every home should receive an offer 4.1% below asking.

## **What does this mean for buyers and sellers?**

**For buyers:** More new listings give you fresh options to review. Compare a home's current asking price with recent similar sales, and look at its price history and condition. The five-area totals provide context, but your preferred neighborhood and budget may look different.

**For sellers:** More new listings can mean additional competition for buyers' attention. Review how your home compares with similar available properties and recent sales. The increase in closings is useful context, but new contracts provide a more current view of buyer activity.

I'll keep updating these numbers each Monday so we can follow what's changing across our local communities.

_Source: Stellar MLS searches, activity reports, and sold-listing export supplied for this update. Coverage is single-family homes in the five selected MLS city areas, rather than all of Pasco County. Activity covers October 26-November 1, 2026; active inventory is as of November 2. Two sales were missing days-to-contract information and were excluded from that calculation. Timing uses 78 sales: Land O' Lakes, 28; Wesley Chapel, 20; San Antonio, 5; Zephyrhills, 12; Dade City, 13. All 80 sales were included in the median sale price and median sale-to-original-list-price ratio. MLS data may be updated after reporting._
