    For the past four years, Florida's real estate market has faced a steady slowdown. Here in Fort Myers, those challenges have been even greater as our community worked to recover from the economic impact of recent hurricanes. Higher inventory, rising insurance costs, and cautious buyers have all contributed to a softer market.

    Recently, however, we're beginning to see some encouraging changes.

    Housing inventory is starting to decline, and more homes are going under contract instead of sitting on the market. While we're still far from the fast-paced seller's market we experienced a few years ago, these are positive signs that buyer confidence may be returning.

    A shrinking inventory typically means buyers have more competition, which can help stabilize home prices and reduce the number of price cuts we've seen over the past several years. If this trend continues, we could see a healthier, more balanced market emerge over the coming months.

    That said, it's important not to mistake early improvements for a full recovery. Mortgage rates, insurance costs, and the broader economy will continue to influence the direction of the market. Real estate is local, and Fort Myers has its own unique factors that will shape what happens next.

    For buyers, today's market still offers opportunities with more choices and negotiating power than we've seen in recent years. For sellers, improving demand is an encouraging sign, but pricing your home correctly remains the key to attracting serious buyers.

    While no one can predict the future with certainty, the recent decline in inventory and increase in pending sales suggest that Fort Myers may finally be moving in a more positive direction. If these trends continue, 2026 could mark the beginning of a stronger and more stable real estate market for Southwest Florida.
