    School boundaries can shift your budget by six figures, and most of the information out there is outdated, incomplete, or based on reputation instead of real data.

    This guide breaks down the actual 2025 ISAT proficiency scores, Niche rankings, and enrollment strategies for every major Treasure Valley school district, so you can make a decision based on facts instead of a Facebook comment from three years ago.

    West Ada School District Leads for the Fourth Straight Year

    West Ada School District, which covers Meridian, Eagle, and Star, posted 69.1 percent proficiency in English Language Arts and 57 percent proficiency in math on the 2025 Idaho Standards Achievement Test. That is nearly 16 points above the statewide average in ELA, and it marks the fourth consecutive year West Ada has led every large district in Idaho.

    Five West Ada schools landed in the state's top ten performers overall, and Renaissance High School posted the single highest score of any school in Idaho, public or charter, at 97.5.

    Here is what that means if you are house hunting. West Ada is not a single neighborhood or price point. It covers 59 schools spread across three cities with very different costs of entry. You can find West Ada boundary homes in north Meridian starting around $489,000, or you can pay Eagle prices well above $700,000 for access to the exact same district. The specific boundary line, not just the city name, is what determines your school assignment, so verifying the exact feeder pattern for an address before you buy is essential.

    Boise School District: A Solid, Honest Middle Option

    Boise School District posted 54.4 percent ELA proficiency and 46.9 percent math proficiency on the same 2025 ISAT, putting it in the middle of the pack among Idaho's largest districts. That is above the state average, though behind West Ada by a meaningful margin.

    What often gets missed in the headline numbers is that Boise's North End feeder pattern, anchored by some of the district's oldest and most established schools, has trended differently than newer schools on the district's west and southeast sides. Buyers targeting the North End specifically are often getting a different academic experience than a Boise School District address on the edge of the boundary.

    Boise also posts strong numbers outside the ISAT scope. The district reports an 88 percent average graduation rate, a 74 percent college go-on rate, more than 25 advanced course offerings, and over 200 sports and activities districtwide. For families weighing academic proficiency against overall student experience, Boise School District remains a credible, well-rounded choice.

    Charter Schools Are Quietly Outperforming Traditional Districts

    One of the biggest developments in Idaho education right now has nothing to do with district boundaries at all. Idaho's charter schools are outpacing traditional public school districts by a significant margin statewide. White Pine Charter Elementary in Ammon and Legacy Charter School in Nampa both ranked among the top public elementary schools in Idaho for 2026, ahead of many traditional district schools with stronger name recognition.

    This matters for Treasure Valley home buyers because charter enrollment is not tied to your home address the way district enrollment is. If you find a home in a boundary that does not meet your academic expectations, a nearby charter option can change your calculation entirely. Buyers who prioritize school quality over district reputation are increasingly using this to open up more affordable areas of Nampa and Caldwell without sacrificing academic outcomes.

    The tradeoff is real: charter seats are limited and often carry waitlists, so applying early, sometimes a full year ahead of enrollment, and keeping a backup district plan in place is a necessary part of this strategy.

    The Growing Districts: Nampa, Caldwell, and Kuna

    Nampa School District currently holds a C-plus rating on Niche, with math proficiency in the low thirties. Caldwell's Vallivue School District rates a B grade and ranks fifth among Boise area districts, with proficiency numbers behind West Ada but trending upward. Kuna Joint School District earns strong community satisfaction reviews at 4.13 out of 5, though academic proficiency, particularly at the high school level, still lags behind the Treasure Valley's largest three districts.

    These districts are not the flashiest names in Treasure Valley relocation content, but they represent where a growing share of the value is moving, especially for buyers prioritizing affordability.

    The Open Enrollment Strategy Most Buyers Never Use

    Idaho law allows open enrollment, meaning a student can attend a public school outside their home district boundary as long as that school has open capacity and the receiving district approves the transfer. This is publicly available information, but very few buyers use it as an active homebuying strategy.

    In practice, some families purchase a more affordable home in Nampa or Caldwell, well under West Ada or Boise price points, and then apply for open enrollment into a stronger nearby school if capacity allows. It is not guaranteed. Popular schools can fill their open enrollment slots within days of the application window opening. But for buyers where budget is the primary constraint and school quality is the primary goal, this is a legitimate path worth evaluating before writing an offer.

    What This Means for Your Move

    Treasure Valley school district decisions in 2026 come down to three real levers: the boundary you buy into, the charter options available near that boundary, and whether open enrollment realistically expands your options. West Ada continues to lead on pure academic performance, Boise School District remains a strong, well-rounded middle option, and Nampa, Caldwell, and Kuna offer lower price points with increasing flexibility for buyers willing to research charter and open enrollment paths.

    None of these decisions should be made off outdated rumors or a single Facebook thread. Verify the actual boundary for any address you are considering, check current ISAT and Niche data for that specific school pipeline, and talk to someone who works these boundaries daily.
