    Looking Beyond the Interest Rate

Mortgage rates receive plenty of attention, but your interest rate is only one part of your complete monthly housing payment.

A mortgage payment may include principal, interest, property taxes, homeowners insurance and, depending on the loan, mortgage insurance. Homeowners association dues may also need to be included in your monthly budget. This is why two homes with similar prices can have very different overall costs.

Your loan program, down payment and credit profile can also affect your payment. For some buyers, putting more money down may make sense. For others, keeping additional savings available for moving expenses, repairs or emergencies may be the better option.

The goal is not simply to qualify for the highest possible amount. It is to find a comfortable payment that works with your income, current expenses and long-term plans.

Before beginning your home search, ask for a complete payment estimate not just an estimated interest rate. Understanding the full picture will allow you to shop confidently and avoid surprises later.

Next week, we’ll discuss how preparing your finances and documents can help make the pre-approval process smoother.
