    What Buyers Ask on Lake Palestine That They Never Ask About in Town.

    I list homes in town and I list homes on Lake Palestine, and the showings do not sound alike.

    In town, a buyer walks the house, looks at the roof, kitchen, schools, what the neighbors are like. On the lake they ask all of that too, and then they walk right past the house to the water and start asking things that never come up on a house in town. If you are getting ready to sell here, those are the questions worth having answers to before the first showing, not during it.

    Here are the ones I hear most.

    How much water is under this dock in August?

    This is usually the first one, and it is the one sellers underestimate.

    Lake Palestine covers 25,560 acres, and it does not behave like one body of water. Down toward Blackburn Crossing Dam it runs close to 58 feet at its deepest point. Up in the creek arms it gets shallower and narrower the farther north you go, and Texas Parks and Wildlife puts the heaviest vegetation and submerged timber above the Texas Highway 155 bridge and in the creek arms, Kickapoo especially.

    A buyer who wants to pull a tube and surf all summer is running that math standing on your dock in the heat, whether or not they could explain it. A buyer who wants somewhere quiet to fish is running a completely different one, and the same spot that disappoints the first buyer is exactly right for the second.

    You can't change the water depth off your dock. But you're the one who knows it, and a buyer is going to ask.

    Is the dock permitted, and is the permit current?

    The area spanning from the normal pool level to the takeline falls under the jurisdiction of the Upper Neches River Municipal Water Authority, where your dock is located. This necessitates an annual Limited Use Permit, along with specific construction permits for any structures erected in that space. Many sellers are caught off guard when buyers initially request these documents. While waterfront ownership here typically involves these permits, most owners manage them seamlessly. The challenge lies in timing, and searching for permits while negotiating during a buyer’s option period can complicate matters significantly.

    Where does the water go in a wet year?

    Water levels on Lake Palestine fluctuate, and experienced buyers are well aware of this fact. They often inquire about the appearance of the shoreline during both high and low water periods. It’s crucial to provide a candid response. Sellers who can accurately depict how their property’s waterline changes during peak seasons inspire more trust than those who evade the question. Additionally, prospective buyers on this lake frequently gather insights from neighboring residents.

    Which part of this lake am I really on?

    Properties with open water access and those situated in coves offer distinct advantages, and neither option is inherently superior. Open water locations command higher prices when they meet key criteria: substantial water depth near the dock, desirable views, functional shoreline, and convenient access to the water. Conversely, a sheltered cove with reliable water depth can be equally valuable, if not more so, particularly for buyers seeking shelter from boat traffic and waves.

    If it is not waterfront, where do I keep a boat?

    Not every seller on this lake is on the water, and the lake community homes get a different set of questions. Where is the community ramp. How far is the walk or the drive to it. What does the POA cover. Is there anywhere to park a boat and a trailer.

    Buyers seeking lake access without the expense of waterfront homes often have clear financial goals. Their priorities differ significantly, and the property listing should cater to their unique requirements and preferences.

    What to do with all of it

    Prepare your responses in advance of your listing. Understand the water depth. Organize all permits in a single location. Provide accurate information about the shoreline. Focus your marketing on buyers who align with the property’s characteristics, as different buyers have distinct preferences and priorities.
