Cascades VA Real Estate: Why Your Home Type Matters More Than You Think

By Kelly Jones | RE/MAX Realty Group | Your Cascades Resident Realtor

Not all homes in Cascades, Sterling, Virginia, are experiencing the same real estate market. Detached homes, townhomes, and condominiums are showing subtle but important differences that homeowners should understand before deciding to sell.

As a longtime Cascades resident and local RE/MAX Realtor, I've learned that understanding these differences can make a meaningful impact on how a property is priced and marketed.

Three Property Types. Three Different Markets.

An analysis of closed sales reported through Bright MLS reveals the following:

    DETACHED HOMES — STRONG DEMAND

    • Average sale-to-list price ratio: 100.91%

    • Average days on market: 13.9

Detached homes in this sales sample averaged slightly above their final asking prices and sold relatively quickly. This suggests that competitively positioned detached homes can attract strong buyer interest.

    TOWNHOMES — A BALANCED MARKET

    • Average sale-to-list price ratio: 99.91%

    • Average days on market: 19.2

Townhomes averaged very close to their final asking prices. Accurate pricing, presentation, and understanding competing neighborhood listings remain important.

CONDOMINIUMS — PRICING AND PRESENTATION MATTER

    • Average sale-to-list price ratio: 100.06%

    • Average days on market: 21.4

Condos averaged slightly above their final asking prices but took longer to sell than the other two property types. Sellers should pay particular attention to competing inventory, property condition, and the features that distinguish their unit.

What Does This Mean for Your Cascades Home?

A single community-wide average doesn't tell the whole story.

A detached home in Cascades shouldn't necessarily follow the same pricing or marketing strategy as a townhome or condominium.

Even within the same neighborhood, buyers evaluate different property types differently.

Before establishing an asking price, it's important to examine recent comparable sales, current competition, property condition, and the specific market segment your home occupies.

Sale-to-list ratios compare closed prices with final listing prices. Active listings are excluded from closed-sale averages. Individual results vary.
