Woodside Two-Family Homes in Fall 2026: What Sold, What’s Pending, and What’s Still Sitting

Woodside two-family homes in 11377 sold for a median of about $1,120,000 over the last 90 days, and half sold in 58 days or less. Homes in contract right now had a median list price of about $1,360,000, and half went into contract in 33 days or less. Claudia Looi, a Queens real estate agent with Keller Williams Landmark II, breaks down what sold, what’s pending, and what that means if you own a two-family in Woodside.

    What sold

6 two-family homes closed in Woodside in the last 90 days. Prices ran from $998,000 to $1,240,000, with a median of about $1,120,000. The median price per square foot was about $673. Speed varied a lot. One home sold in 12 days, while two others took 132 and 272 days to sell. The homes that sat longest were not the most expensive ones, which points to pricing and condition more than price level.

    What’s pending

14 two-family homes in Woodside are in contract right now. Most were listed between $1,188,000 and $1,599,000, and the median list price was about $1,360,000. Half went into contract in 33 days or less. Two were in contract within 3 days of listing. That is about $240,000 above the median of what closed in the last 90 days. List price is not sale price, so the final numbers will come in lower. Still, it shows buyers are signing contracts at a higher level than the recent closings suggest.

    What’s still sitting

6 two-family homes are active, asking from $899,999 to $1,850,000. The median asking price is about $1,340,000, which is right in line with what’s going into contract. The exception is the top of the range. The $1,850,000 listing is about $250,000 above the highest pending home, and it already has a price cut after 34 days. In Woodside right now, the ceiling for a two-family is around $1.6 million.

    What separates a $1 million two-family from a $1.3 million one

Size alone did not decide the price. The smallest and oldest home that sold, 1,360 square feet and built in 1901, got the highest price at $1,240,000. That works out to about $912 per square foot. The largest home that sold, at 1,800 square feet, got $1,150,000 and took 84 days. Buyers are paying for location, condition, and how close the house is to the 7 train and the LIRR. A driveway or garage and the size of the lot also move the number.

What buyers check first on a long-owned two-family

Buyers looking at a home owned for decades go straight to the big systems. They ask how old the boiler and the roof are. They look at the electrical panel and the windows. Overall upkeep tells them how much money they will need to spend after closing. Every one of those answers shows up in the offer. Sellers who have this information ready, with receipts and dates, give buyers fewer reasons to negotiate down.

    Selling a two-family you’ve owned for decades

Not every repair is worth doing before you list. Fix what a buyer will flag at inspection, and leave cosmetic choices like kitchens and flooring for the next owner. Pricing right in the first week matters more than a long list of upgrades. The Woodside homes that went into contract fastest did it in days, while overpriced homes sat and cut. If you are planning your next move, start with where you are going and when. Timing the sale around that move takes most of the stress out of it.

    The bottom line

Woodside two-family homes are selling, and the homes in contract now are listed well above what closed this past summer. Buyers are moving fast on homes priced in line with the market. Homes priced above the $1.6 million ceiling are sitting. If you own a two-family in Woodside, knowing where your home fits in this range is the first step.
