A mortgage preapproval tells you how much you may be able to borrow. It does not tell you whether every house at that price will fit your monthly budget.

That distinction matters when you’re shopping in Des Moines, Urbandale, Waukee, Ankeny, or elsewhere in Central Iowa. Two homes with the same asking price can have different monthly costs. Property taxes, homeowners insurance, mortgage insurance, and HOA dues can all affect what you pay.

**Before you write an offer, run the numbers on the specific property.**

An online calculator is a useful starting point, but the principal-and-interest figure is only part of the picture. For a more useful estimate, I look at the home’s price and property details, your planned down payment, available loan options, estimated taxes and insurance, and any HOA dues. I also show you the estimated cash needed to close, so you can weigh the monthly payment and upfront cost together.

For example, a buyer might be preapproved up to $350,000 but feel comfortable spending $2,400 a month. The right question is not simply, “Can I qualify for this house?” It’s, “What would this particular house cost me each month, and does that payment work for my life?”

That’s why I ask my buyers to send me a listing before they make an offer. We can review an estimated payment for that home, discuss what could change, and decide whether the numbers still feel right. It’s a simple conversation that can prevent a costly surprise after you’re under contract.
