    March 1 to April 21

    Dave’s favorite time to launch a home is from March 1 through about April 21. A lot of sellers think later spring is better, but Dave sees this earlier window as the sweet spot.

    In Los Angeles and Glendale, buyers are already out shopping while the weather is beautiful and demand is strong. Once you get past late April, more homes start hitting the market, which means more competition for sellers.

    Window Two

    January 2 to February 1

    January may be the best-kept secret in Los Angeles real estate. Buyers have spent the holidays talking about their next move, scrolling through homes, and making plans for the new year.

    Dave jokes that two things are packed in January: gyms and open houses. The challenge is that there usually are not many great fresh listings available. When a well-prepared home comes on in January, it can stand out quickly.

    Window Three

    Late April to May 21

    Many agents call late April through May the peak of the spring market. Dave sees it a little differently. It can still be a very good time to sell, but it is also the final strong opportunity before summer.

    By this point, competition has usually increased. If pricing is off or the marketing launch is weak, a seller can end up chasing the market into June, which is rarely the plan.

    Window Four

    After Labor Day to early November

    If a homeowner is thinking about listing in July or August, Dave often recommends waiting until right after Labor Day if life allows.

    Summer can be deceiving. People are out looking, but many qualified buyers are traveling, taking vacations, or squeezing in one last trip before school and work routines settle back in. After Labor Day, the market often finds a steady pace with fewer major interruptions until the holidays.

    Seller Mistake to Avoid

    Do not underestimate how long it takes to prepare.

    The biggest mistake Dave sees is waiting too long to get ready. Painting, repairs, staging, cleaning, photography, video, and marketing prep almost always take longer than sellers expect.

    Before they know it, the launch date they wanted has slipped into a part of the year they were trying to avoid. That is why early planning matters, especially in neighborhoods like Rossmoyne, Cumberland, Kenneth Village, Glenoaks Canyon, Montrose, Pasadena, Burbank, and Northeast Los Angeles where presentation and timing can make a real difference.
