What Is the CMG All-in-One Loan?

The Mortgage That Works Like a Checking Account? Meet the CMG All-in-One Loan

"What if every dollar sitting in your checking account could actually help reduce the interest you're paying on your mortgage? It may sound too good to be true, but that's exactly the concept behind the CMG All-in-One Loan. Today, I'm going to explain how it works and why it's changing the way many homeowners think about financing."

Most people think of a mortgage and a checking account as two completely separate financial tools. Your mortgage takes money away every month, while your checking account simply holds your cash until you spend it.

The CMG All-in-One Loan combines those concepts into one financial strategy.

Instead of making one payment every month and waiting for the next statement, your paycheck is deposited directly into your All-in-One account. Because interest is calculated daily based on your outstanding loan balance, every dollar deposited has the potential to reduce the balance used to calculate interest while it remains in the account.

    Here's a simple example.

Imagine your mortgage balance is $400,000.

You deposit your monthly income of $8,000.

For as long as that money stays in the account before bills are paid, interest is calculated on approximately $392,000 instead of $400,000.

Then, as bills are paid throughout the month, your available balance changes, and so does the balance used for interest calculations.

    The important part is this:

    Your money isn't locked away.

It's still available whenever you need it, much like funds in a traditional checking account.

That flexibility is one of the features that makes the All-in-One Loan different from making extra principal payments that may be difficult to access later.

Of course, every borrower's results depend on their cash flow, spending habits, loan terms, and overall financial situation. The loan isn't designed for everyone, but for borrowers with steady income and good financial discipline, it can be a unique way to manage cash flow while financing a home.

If you've never heard of a mortgage that works alongside your everyday banking, you're not alone.

In our next article, we'll dive deeper into how daily interest calculations work and why timing your deposits can make such a difference.
