5 Myths About the CMG All-in-One Loan—Debunked

I've heard plenty of misconceptions about the All-in-One Loan. Let's separate fact from fiction.

**Myth #1: It's just another HELOC.**

Not exactly.

The All-in-One Loan is a first-lien home equity line of credit that integrates everyday banking functionality. While it shares characteristics with a HELOC, it's designed differently than a traditional second-lien home equity line. A typical HELOC does NOT apply deposits to a bank account immediately to the HELOC balance. In other words, a typical HELOC is not a sweep account.

Another thing to note is that most HELOCS will not go as large as the All-In-One. CMG will do All-In-One Loans up to $3,000,000 and even larger by exception.

**Myth #2: Your money disappears into your mortgage.**

False.

Deposited funds remain available to use, subject to your available credit and account terms.

**Myth #3: Everyone saves thousands of dollars.**

No mortgage can promise that.

Potential interest savings depend on factors such as cash flow, average balances, spending habits, loan terms, and interest rates.

**Myth #4: It's only for wealthy people.**

Many borrowers who have consistent income and disciplined cash management may find value in the structure. It's less about income alone and more about how cash moves through your accounts.

**Myth #5: It's too complicated.**

The concept is different, but once borrowers understand daily interest calculations and how deposits affect the outstanding balance, many find the strategy easier to follow than they expected.

The more you understand how the loan works, the easier it becomes to determine whether it's appropriate for your situation.
