What mortgage options fit Florida buyers?
There's no one-size-fits-all mortgage. My job is to understand your goals and help you explore the loan and assistance programs that may best fit your situation, from down payment assistance to VA and other financing options. The diverse housing market from Jupiter to Boca Raton means loan programs must accommodate everything from modest starter homes to luxury waterfront properties. First-time buyers often benefit from FHA loans with a low-down payment, while veterans can access VA benefits with no down payment required. Conventional loans offer flexibility for buyers with strong credit, and jumbo loans serve high-value property purchases above conforming loan limits.
Federal Housing Administration (FHA) loans are popular with first-time buyers because they allow a low-down payment. For Palm Beach County buyers who haven't saved for a traditional down payment, CrossCountry Mortgage offers financing options that may help. Programs like CCM ZeroDown are designed to support eligible buyers.
Veterans and Active-Duty Service Members can explore VA loans, which are guaranteed by the U.S. Department of Veterans Affairs and typically don't require a down payment or private mortgage insurance — and you don't need to be a first-time buyer to use them. With full entitlement, eligible Veterans and Active-Duty Service Members may not face a standard loan limit, so a VA loan can offer sizable buying power on higher-priced homes. For buyers with a stronger down payment and credit history, a conventional loan can be a straightforward fit with flexible financing options. And if you're shopping for a home beyond conforming loan limits, a jumbo loan may be the path to consider.

How does down payment assistance work?
Florida Hometown Heroes
Hometown Heroes is another important program for qualifying Florida homebuyers. The 2026 program is designed for eligible full-time workers employed by Florida-based employers, including qualifying healthcare workers, school staff, first responders, public safety and court employees, childcare workers, military servicemembers and qualifying veterans.
Eligible buyers can receive down payment and closing cost assistance structured as a deferred second mortgage that may need to be repaid when they sell, refinance or stop living in the home as their primary residence (Florida Housing Finance Corporation). It's important to understand that this assistance isn't a grant — it becomes due under specified circumstances, including sale of the property, refinancing of the first mortgage, transfer of the deed, or when the property is no longer the borrower's primary residence.
Palm Beach County also runs its own assistance programs. The county's Homebuyer Match Pilot Program may provide matching funds toward down payment, closing costs and points buy-down for eligible buyers. Eligibility, program requirements, funding availability and current program terms all apply, so assistance is subject to those conditions and available funding.
The key is identifying the programs you're eligible for before you start shopping. Income limits, occupation requirements, purchase-price limits, funding availability and property requirements can all affect which programs are available to you.
Prepare your financial documentation
To keep your loan process moving smoothly, have your paperwork organized before you apply. That typically means recent pay stubs, W-2s or tax returns, bank statements, a valid ID and documentation of any additional income. When everything is in order from day one, it reduces delays and makes the experience less stressful.

A pre-approval gives you a clear understanding of your potential purchasing power before you start looking at homes.
