Hearing “no” on a mortgage application feels final. After 31 years in this business, I can tell you it often isn’t. A “no” from one lender is not a “no” from every lender, and sometimes it isn’t a “no” at all.

### Why one lender says no and another says yes

Even FHA loans, which follow federal guidelines, aren’t underwritten the same way everywhere. Lenders differ in ways that can change your answer. Here’s why:

- **Overlays.** A lender can set rules stricter than FHA’s, like a higher minimum credit score or a lower debt-to-income cap than what the FHA guidelines state.

- **How they count your income.** Self-employed, hourly, seasonal and commission income can be calculated differently depending on the lender and the underwriter. You know what they say about opinions!

- **Automated vs. manual review.** Some files get a fast computer decision (called automated underwriting). Others are reviewed by a person who can weigh your whole picture (called manual underwriting). Manual underwriting may be available for certain borrowers, but it remains subject to applicable FHA guidelines and lender requirements — it cannot override eligibility requirements or guarantee approval.

- **Who funds the loan.** Different lenders have access to different investors and products.

- **Experience with your situation.** A lender who handles complex files every day will see your file differently than one who rarely does. Practice makes perfect as they say! While some loan officers are very black and white, others see things outside the box and have their creative thinking cap on daily.

### Get the reason in writing

If you were declined, ask for the specific reasons. Lenders are generally required to give you a notice explaining why. Is it credit score, debt-to-income ratio (DTI), income history, the property or paperwork?

A fixable reason gets you a plan, and a true “no” is better to know early. The standard declination letter is very general and gives little detail.

Ask your loan officer for specifics. That way your second opinion is given the whole story from you.

### What a second opinion looks like

Bring your denial reason and your documents, and ask:

1. What exactly kept my file from approval, and is it fixable?

2. Does your company apply stricter rules than FHA (overlays)?

3. Are there other programs or income-documentation options that fit my situation?

4. What would a realistic timeline look like?

One tip: multiple mortgage inquiries within a designated shopping period may be treated as a single inquiry for scoring purposes, depending on the credit scoring model. Shopping around doesn’t have to hurt your score.

### Your options

1. Fix it and reapply. Sometimes the best answer is a 3–6 month plan: pay down a balance, correct a credit report error, build reserves or add a few months of work history.

1. A different way to document income. Bank statement and profit-and-loss (P&L) loan options may be available through separate non-QM programs rather than FHA financing. These loans can cost more, so compare carefully, and qualification depends on the applicable program guidelines.

1. Try conventional instead. Many people assume FHA is the only door when they have a modest down payment or imperfect credit, but it isn’t always.

Conventional loans (the kind sold to Fannie Mae and Freddie Mac) include low-down-payment programs for qualifying first-time homebuyers. Loan terms vary on conventional versus FHA, so this is important to notate and compare and contrast with your loan officer. Credit scores also play a big factor in comparing and contrasting these loan programs too, so keep this is mind too. The rules differ from FHA’s in ways that can work in your favor in some cases:

- **Mortgage insurance can go away.** With a conventional loan, private mortgage insurance can typically be removed once you’ve built enough equity. FHA mortgage insurance stays for the life of the loan for most borrowers with a smaller down payment.

- **The decision can differ.** FHA and conventional loans have different underwriting and credit evaluation requirements, so a file declined for FHA can come out differently on a conventional review. That’s a big reason a second opinion matters.

**4\. Down payment assistance or a co-borrower (or co-signor).** Depending on location and income, assistance programs can ease the cash-to-close burden, and the right co-borrower (or co-signor) can strengthen a file.

1. The Earned Equity program. This is an alternative path for buyers who don’t fit traditional FHA guidelines (or even conventional ones, for that matter).

Here’s how it works: you choose a home, and a housing entity buys it with an FHA-insured loan. You move in and make monthly payments under a long-term homebuyer agreement, which can run up to 40 years. Your payments are tracked on an amortization schedule showing principal and interest.

Depending on the program terms, you may be able to work toward owning the home outright — by buying it outright, selling it and keeping the profit or equity, or assuming the existing loan. Legal ownership may remain with the housing entity until the program’s conditions are met. The rate is a little higher than normal FHA loans, and the closing costs are higher.

**This program is not for everyone, and you should know the trade-offs before you consider it:**

- You’ll pay an upfront down payment, and fees cover the closing costs and program administration. The seller may be allowed to contribute toward closing costs up to a portion of the purchase price.

- Your monthly payment includes principal and interest: taxes, insurance, mortgage insurance and a monthly administration fee. HOA is also separate.

- Repairs and maintenance are your responsibility while you live in the home. Legal ownership may remain with the housing entity until the program’s conditions are met.

- Missing payments can put your home at risk (and your equity).

- Eligibility guidelines apply (credit, down payment, rental history, documentation), and approval is not guaranteed. Availability and qualification depend on the specific program terms.

- Depending on program terms, you may eventually be able to assume the loan outright and have it solely in your name, or refinance when mortgage rates are favorable. Neither outcome is guaranteed.

I include it because for some buyers it’s a possible alternative option (it won't be for everyone, but isn't it nice to know there is a possibility). I’ll tell you clearly and transparently whether it fits you or whether another route is better.

### The bottom line

If you’ve been told no, don’t stop at one answer. Find out why, get a second opinion and compare every option, including the ones that take a little longer. The right path is the one you understand completely.
