The structural layer on top of the floor joists or serving as the foundation slab itself. Its condition — flatness, structural integrity, moisture content, and type — determines which finish flooring products are appropriate.
In Northern Virginia, three subfloor types:
Concrete slab — post-2000 construction throughout Loudoun, Prince William, and suburban Fairfax counties; the dominant subfloor type in the NoVA renovation market
Plywood or OSB over wood joists — post-war construction from the 1940s through 1990s
Diagonal plank over wood joists — pre-war construction in Arlington, Alexandria, and older Fairfax neighborhoods
Must be flat (maximum 3/16-inch variance per 10 feet), structurally sound, and free of moisture problems before any finish flooring is installed.
💧 Part 2 — Moisture Barrier / Vapor Retarder (Required on Concrete)
A moisture barrier — typically 6-mil polyethylene sheeting or a liquid-applied membrane — installed between a concrete slab and the finish flooring above to block moisture vapor from migrating upward.
In Northern Virginia: SPC LVP's waterproof core functions as its own moisture barrier — no additional protection needed for concrete slab installations. Engineered hardwood on concrete requires moisture vapor testing and either a dedicated moisture barrier or moisture-tolerant adhesive. Laminate should not be installed on concrete slabs regardless of moisture barriers.

A thin layer — foam, felt, rubber, or cork — between the subfloor and finish floor providing cushioning, acoustic attenuation, and minor subfloor irregularity accommodation.
By product type:
Floating LVP and laminate — foam underlayment required (separate or pre-attached); without it, the floor sounds hollow and click-lock joints wear prematurely
Nail-down hardwood — rosin paper rather than foam underlayment; prevents squeaks
Glue-down hardwood on concrete — adhesive layer serves this function
Tile — decoupling membrane (Schluter Ditra) on wood joist subfloors, not foam underlayment
Carpet — 8-lb density foam or rubber pad; pad specification is as important as the carpet specification
🌲 Part 4 — Finish Floor (The Visible Layer)
The top layer — hardwood, LVP, carpet, or tile — visible, chosen for aesthetics, walked on daily. It performs only as well as the layers beneath it. A beautiful finish floor over an incorrect or inadequate subfloor stack will fail regardless of its quality.
