    How Can George Help?

By George Koutsos & The Koutsos Team | CrossCountry Mortgage

The real estate market is sending mixed signals.

Bond markets have shown some improvement, but inflation remains stubborn. National housing inventory is growing, yet many North Shore communities continue to experience relatively limited supply. Some homes are attracting multiple offers. Others are sitting longer, giving buyers more room to negotiate.

For a real estate agent, this creates both challenges and opportunities.

The agents who navigate this market most effectively aren't necessarily the ones with the most listings or the largest buyer pipelines. They're the ones who understand how to structure transactions, identify financing opportunities, and help clients make confident decisions.

That's where having the right mortgage partner makes a difference.

With more than 35 years of mortgage experience, George Koutsos and his team work alongside a real estate agent to find solutions that go beyond a conventional pre-approval.

Here are six ways that partnership can help you serve your clients and grow your business.

Ready to bring a mortgage partner into the conversation?

Bring George in early on your next listing, purchase, or challenging transaction.

    Contact me with questions.

    1. Know what your buyers can actually afford before they make an offer

The challenge: A buyer who was pre-approved several weeks ago may be working with outdated payment expectations.

Mortgage pricing changes. Property taxes, insurance premiums, and condominium fees vary from property to property. Even when a buyer's maximum qualifying loan amount hasn't changed, the monthly payment they feel comfortable making may have.

A buyer shopping at $750,000 could discover that two similarly priced homes have meaningfully different monthly ownership costs.

    How George helps:

Rather than relying on an old pre-approval letter, George and his team can update the buyer's numbers based on the specific property they're considering.

That means reviewing the interest rate, down payment, estimated taxes, insurance, applicable condo fees, and available financing structures before the buyer submits an offer.

For a real estate agent, this creates several advantages:

    • Fewer surprises after an offer is accepted.

    • More confidence when recommending an offer price.

    • Better conversations about affordability and negotiating room.

    • A clearer understanding of which homes fit the buyer's actual budget.

The real estate agent advantage: You're not simply showing homes within a price range. You're helping buyers understand what those homes will cost to own.

That makes your advice more valuable.

    2. Help sellers understand why a concession may work better than a price reduction

The challenge: When a property isn't attracting offers, reducing the asking price often becomes the first consideration.

But a price reduction isn't always the most effective way to improve affordability.

Consider a seller who is thinking about reducing the price by $20,000. Depending on the buyer's financing, that same amount might provide a more meaningful short-term payment benefit when applied toward a temporary interest-rate buydown or another allowable financing concession.

A seller-paid 2-1 temporary buydown, for example, reduces the buyer's effective payment rate by two percentage points in the first year and one percentage point in the second year. The payment returns to the permanent note rate in year three.

The buyer still qualifies based on applicable underwriting requirements, generally using the permanent note rate.

    How George helps:

George can compare the actual numbers before the listing agent recommends a strategy.

    The analysis may include:

    • A traditional price reduction.

    • A seller-paid 2-1 temporary buydown.

    • A permanent interest-rate buydown using discount points.

    • A closing-cost credit that reduces the buyer's upfront cash requirement.

Each option has different costs and benefits. Seller concessions, including any amount applied toward a temporary buydown, are subject to applicable program limits and eligibility requirements, so a specific concession amount is never guaranteed.

The real estate agent advantage: You can present sellers with a financial strategy instead of automatically recommending another price reduction.

For buyer agents, this creates an opportunity to negotiate concessions that address the client's real obstacle, whether that's the monthly payment or cash needed at closing.

The key is understanding which structure provides the greatest benefit for that particular buyer and transaction.

    3. Make your buyers more competitive with stronger financing

The challenge: In a competitive market, sellers aren't only evaluating the offer price.

They're also evaluating the likelihood that the transaction will close.

Two buyers may offer the same amount, but one may have a standard prequalification while the other has completed a more comprehensive underwriting review.

Those are not necessarily equivalent financing positions.

    How George helps:

The Koutsos Team works with CrossCountry Mortgage's FastTrack Credit Loan Approval program, which goes beyond a standard pre-approval and is designed to complete a more thorough review of a borrower's qualifying information before the offer is submitted (FastTrack Credit Loan Approval Program).

When the applicable underwriting review is completed, it can reduce uncertainty surrounding income, assets, credit, and other borrower qualifications.

It does not eliminate appraisal, title, property, or other remaining conditions, and it is not a guarantee of closing.

But it can give the real estate agent a more complete understanding of the buyer's financing position.

George and his team can also communicate directly with the listing agent to explain the approval and answer financing questions.

The real estate agent advantage: You're presenting an offer backed by more than a generic pre-approval letter.

When sellers are comparing similar offers, clarity and confidence around financing can make a meaningful difference.

And when you're representing the seller, knowing how to evaluate the strength of competing buyers helps you advise your client more effectively.

    4. Understand the North Shore market, not just the national headlines

The challenge: National real estate statistics don't always reflect what's happening in Beverly, Marblehead, Lynnfield, Peabody, Salem, or neighboring communities.

National active listings were up 5.4% year over year in September 2026, according to Realtor.com's monthly housing data (Realtor.com).

But that doesn't mean every North Shore buyer suddenly has more negotiating power.

Inventory, pricing, property condition, and competition can vary considerably between neighboring towns and even between individual price points.

    How George helps:

George brings the financing perspective into your local market analysis.

For example, a listing with longer days on market might be an opportunity to negotiate closing-cost assistance or a temporary buydown.

A property attracting multiple offers may call for a stronger approval and a financing structure that allows the buyer to move confidently.

A condominium with unusual association characteristics may require a review of project eligibility before the buyer commits.

By combining your knowledge of comparable sales, inventory, and buyer behavior with George's understanding of financing, you can identify opportunities that a market headline alone won't reveal.

The real estate agent advantage: Your clients receive advice grounded in the property, the local market, and their individual financial circumstances.

That's more useful than telling every buyer it's a good time to negotiate or every seller that homes are still selling quickly.

    5. Help buyers make decisions without depending on a future refinance

The challenge: One of the most common conversations in today's market is, "Buy now and refinance when rates come down."

Refinancing may become an option later. But future rates, property values, credit qualifications, income, and refinancing costs are unknown.

A buyer should not need a future refinance to make the current purchase financially sustainable.

    How George helps:

George can help buyers evaluate the purchase based on the permanent mortgage payment they are committing to today.

That includes reviewing the full monthly housing expense, cash reserves, and the differences between temporary and permanent financing benefits.

If a temporary buydown is being considered, the buyer should understand exactly what happens when the subsidy expires.

If an adjustable-rate mortgage is appropriate, the buyer should understand its adjustment terms and potential future payment changes.

And if refinancing becomes attractive later, George can help evaluate it based on the actual financial benefit at that time.

The real estate agent advantage: Buyers can move forward with a clearer understanding of their obligations rather than relying on an uncertain prediction about rates.

That creates more informed decisions, fewer affordability surprises, and stronger long-term client relationships.

    6. Find financing solutions that other lenders may overlook

The challenge: Not every buyer fits the standard mortgage profile.

Some are self-employed. Others have substantial assets but limited traditional income. Some need to purchase their next home before selling their current one.

Others are buying investment properties, condominiums with financing challenges, or homes that require a more creative approach.

A conventional mortgage isn't always the only available option.

    How George helps:

The Koutsos Team can evaluate a range of financing solutions, depending on borrower qualifications and current program availability. The right structure varies by borrower, property, and market, and every option is subject to applicable eligibility requirements.

    Down Payment Assistance

Qualified buyers may benefit from available assistance programs that reduce the cash required to purchase a home.

The real estate agent advantage: Instead of assuming a buyer can't qualify, you have a mortgage partner who can investigate whether another legitimate financing path exists.

That may help you retain buyers who would otherwise postpone their search, expand the range of properties they can consider, and preserve transactions when a financing obstacle appears.

Not every solution fits every borrower or property. The value comes from knowing which questions to ask and exploring the available options early.

The bigger opportunity: A mortgage partner who helps you build your business

A strong mortgage partnership should do more than provide a pre-approval letter and process a loan.

It should help you solve problems before they become obstacles.

It should give you better information when advising buyers and sellers.

And it should make you more effective in the conversations that determine whether a client moves forward.

George and The Koutsos Team work with a real estate agent on offer strategies, financing scenarios, seller concessions, challenging transactions, and opportunities to educate buyers and sellers.

The goal isn't to complicate the process with more mortgage products.

It's to identify the right financing strategy for the right client at the right time.

In a market where affordability remains a concern, inventory varies by community, and buyers are more cautious about their decisions, that kind of collaboration can make a real difference.

Your next transaction deserves a strategy, not just a rate quote.

Whether you're preparing a listing, working with a first-time buyer, competing in a multiple-offer situation, or trying to find a solution for a challenging transaction, bring George into the conversation early.

Sometimes the difference between a stalled transaction and a successful closing is understanding an option that wasn't initially considered.
