One of the biggest mistakes I see buyers make is waiting until they’re ready to make an offer before finding out what they qualify for.

Getting prepared early can make a HUGE difference.

Before you start shopping, a mortgage review can help you:

✅ Know what price range actually fits your budget  
✅ Find out which loan programs you may qualify for  
✅ See if down payment assistance may be available  
✅ Identify credit issues that could affect your approval  
✅ Determine how much cash you’ll actually need for closing  
✅ Catch problems early—when there’s still time to fix them

And here’s something many buyers don't realize:

💡 **You do NOT need perfect credit or a huge down payment to buy a home.**

FHA, USDA, VA, conventional, and down payment assistance programs all have different guidelines. A situation that doesn't work for one program may work perfectly with another.
