When you picture owning a condo in Deer Valley, you may imagine an easy arrival, a comfortable place to gather, and more time enjoying the mountains. Before purchasing, it helps to ask a less glamorous question: what does it take to keep that ownership experience running well?
As a Park City resident since 1995, a real estate agent licensed since 2014, and General Manager of The Deer Valley Club, I bring both a local and an operational perspective to that conversation. A beautiful residence matters. So does the planning, maintenance, and service behind it.
Start with what the dues actually cover
Two condos with different HOA dues may provide very different services. Ask for a written breakdown of what is included and what the owner pays separately. Consider snow removal, common-area maintenance, utilities, amenities, staffing, and other services where applicable.
The Consumer Financial Protection Bureau explains that HOA dues are usually paid separately from the mortgage payment. Build your ownership budget around the full picture rather than the loan payment alone.
My approach is to compare both cost and convenience. Services you value may justify a higher recurring expense. Services you rarely use may matter less to your decision.
Look at the building behind the residence
A freshly updated interior does not answer every question about the property. Ask what maintenance and capital projects are planned, how they will be funded, and whether any work could affect your use of the residence.
Request the available association budget, financial statements, reserve study, and recent meeting minutes. Use those documents to guide questions rather than assuming that a low dues figure means lower long-term costs.
Ask directly about assessments
Ask whether any special assessments are approved, pending, or being discussed. Understand the purpose, amount, payment timing, and how responsibility will be addressed in your transaction.
Fannie Mae’s condo-buying guidance specifically encourages buyers to ask about assessments and project financing eligibility. Bring your lender into the conversation early when financing is part of your purchase.
An assessment deserves context: what work is it funding, and how does that work fit into the property’s broader maintenance plan?
Consider how ownership will feel between visits
For a vacation home, everyday logistics can be as important as the floor plan. Who checks the residence when you are away? How are maintenance requests handled? What are the parking and storage arrangements? What rules apply to pets, visitors, or rentals?
Ask for the governing documents and written policies. If rental use matters to you, confirm the applicable requirements for that exact property before relying on projected income.
Choose a property that fits your priorities
I encourage buyers to compare three things together: the residence, the financial obligations, and the ownership experience. That gives us a clearer basis for deciding whether a property fits the way you intend to use it.
