The latest county sales figures are for August, so here’s what they tell us as we head into fall:
📍 Orange County: The median price for an existing single-family home was $1,452,500, up 4.9% from a year earlier. Available supply measured 3.1 months, and the median time to sell was 27 days. u.car.org
📍 Riverside County: The median was $632,990, up 1.3% year over year. Supply measured 4.0 months, with a median 40 days to sell. u.car.org
💰 Financing watch: Freddie Mac’s 30-year fixed mortgage average reached 7.03% on September 24, up from 6.95% the week before. That makes the monthly payment conversation especially important for buyers right now. Individual loan quotes will vary. freddiemac.com
Three talking points this week:
Buyers: Compare the full monthly payment, then look closely at how long a home has been listed before deciding on an offer.
Sellers: Price against today’s nearby competition. The county median alone cannot tell you what your home will sell for.
Everyone: Orange and Riverside are moving at different speeds—and conditions can vary even more by neighborhood and price range.
