You can go to a bank, a credit union, an online lender or a mortgage broker. Each can be the right fit, and the best way to decide is to know what to ask. Here is how to compare them, and what it looks like when a lender works as your advocate.

    Banks, Credit Unions and Brokers

    A bank or credit union lends its own money and offers its own loan programs. An online lender does the same through a digital process. A mortgage broker works with a network of wholesale lenders and can compare programs from several of them for your situation. Neither model is always better. The right choice depends on your finances, your timeline and how much comparison you want.

    What Advocacy Actually Means

    A good loan officer does more than take an application. They help you choose a loan that fits your goals, explain each document request, watch the calendar, communicate with your agent and title company, and step in when something unexpected comes up, such as an appraisal question or a new condition from underwriting. In a busy Tampa Bay market, that steady communication can matter as much as the loan itself.

    Questions to Ask Any Lender

    • What loan programs can you offer for my situation? Ask which options they considered, and why they recommend one.

    • Who will be my point of contact? Find out who answers questions and how quickly.

    • What is your timeline to close? Ask what typically slows loans down and how they prevent it.

    • How do you handle problems? Ask what happens if the appraisal, insurance or underwriting brings a surprise.

    • Can I see a written estimate? Compare Loan Estimates side by side rather than judging on a phone conversation alone.
