From a beach condo in Pinellas County to a rental near downtown Tampa, buying a second home or an investment property is a popular goal in the Tampa Bay area. Financing works differently than it does for a primary residence, and knowing the differences ahead of time can save you from surprises.

## Primary, Second Home or Investment Property

Lenders classify a property by how you plan to use it. A primary residence is where you live most of the year. A second home is one you occupy part of the year for personal use. An investment property is bought to earn rental income. The classification matters because loan terms, down payment and reserve requirements can differ, and you must describe your intended use accurately on your application.

## What Lenders Look at Differently

Expect closer attention to your reserves, meaning the funds you have left after closing, as well as your credit and overall debts. For investment properties, lenders may also consider the expected rental income, often supported by an appraiser's market rent estimate or a lease, and how it is treated can vary by loan program.

## Loans Based on the Property's Income

Some lenders offer debt-service coverage ratio, or DSCR, loans, which focus on whether a property's rental income covers its expenses rather than on your personal income documents. These can be a fit for some investors, but terms differ from conventional loans, so compare options carefully.

## Florida Details to Check

- **HOA and condo rules.** Some associations restrict short-term or long-term rentals, or require approval of tenants.

- **Insurance.** Coverage for a rental or second home differs from an owner-occupied policy, and flood insurance may be required.

- **Taxes.** Homestead protections generally apply only to a primary residence, so property taxes on a second home or rental can look different.

## Plan Before You Make an Offer

Before you write an offer, talk to a lender about how the property will be classified and what documentation to expect. Review our overview of [loan options](https://yourhomeloanteam.com/loan-options/), or call Josh and Anna Richardson at (727) 888-6650 to talk through your plans.
