If you've fallen for a condo in St. Petersburg, Clearwater, or along Bayshore Boulevard, there's a financing hurdle many buyers never see coming: warrantability. It has nothing to do with your credit or income, and everything to do with the building itself.

What "Warrantable" Actually Means

A warrantable condo is one that meets Fannie Mae and Freddie Mac guidelines, which means most conventional lenders can offer standard rates and terms on it. A non-warrantable condo falls outside those rules, which narrows your loan options and often raises your rate.

Lenders look at the building as a whole, not just your unit. Common issues include: too much of the building used for commercial space, a single investor or entity owning too many units, more than a small percentage of owners behind on HOA dues, an HOA without adequate reserves, ongoing litigation involving the association, and in Florida specifically, unresolved milestone inspection or structural integrity reserve study requirements.

Why This Matters More in Tampa Bay Right Now

Florida's post-Surfside condo safety laws changed the math for a lot of buildings. Associations now have to complete milestone inspections and fund structural integrity reserve studies, and buildings that haven't finished that process, or that face large special assessments to pay for repairs, can lose their warrantable status even if they've never had it questioned before. Rising insurance costs have made this worse, pushing some associations into reserve shortfalls that flag them during underwriting.

This is not a reason to avoid condos in our area. It is a reason to find out where a building stands before you fall in love with a unit.

How to Protect Your Purchase

Ask for the condo questionnaire early. Your lender sends this directly to the HOA or management company, and it's the single best way to learn about reserves, litigation, delinquencies, and insurance before you're deep into a contract.

Build in a financing contingency long enough to cover the questionnaire turnaround, which can take one to three weeks depending on the management company.

Ask your real estate agent, before you write an offer, whether the building has completed its milestone inspection and structural integrity reserve study, and whether a special assessment is being discussed.

If a Building Comes Back Non-Warrantable

It's not automatically a dead end. Options include a non-QM or portfolio loan through a lender who keeps the loan in-house rather than selling it to Fannie or Freddie, a larger down payment to offset the lender's risk, or simply waiting for the association to resolve the issue, since warrantability status can and does change.

The Bottom Line

Warrantability is a building-level issue, not a personal one, and it's one of the most overlooked variables in Tampa Bay condo purchases. The right move is to get ahead of it: pull the questionnaire before you're under contract, ask direct questions about reserves and inspections, and talk to your lender about the building specifically, not just the unit, before you assume your financing will be straightforward.
