# Closing on a Georgia Home: A Short Checklist

In Georgia, a closing attorney handles the closing. The attorney's office searches the title, prepares the papers, moves the money and records the deed. In a loan closing, that attorney often represents the lender, so ask your own real estate attorney if you want advice about your rights.

**Two to three weeks out:** answer lender requests the same day, buy homeowners insurance, and keep your finances steady. No new credit and no job changes without asking your lender.

**The week of closing:** your lender must give you a Closing Disclosure at least three business days before closing. Compare it with your Loan Estimate and ask about any changes. Confirm the time, place and final walk-through.

**Closing day:** bring a government photo ID and proof that your funds arrived. Sign with the same version of your name that is on your loan papers.

**Watch for wire fraud.** Never trust wiring instructions that arrive only by email. Call the attorney's office at a number you found on your own, and treat any last-minute change as a warning sign. If you think you were targeted, call your bank right away.

After you get the keys, look into Georgia's homestead exemption. You apply with your county tax commissioner, usually by April 1.
