Our winters are usually mild, but cold snaps still happen. Fall is a comfortable time to catch small problems before they turn into big repair bills.

**Outside:**

- Clean gutters, and make sure downspouts carry water away from the house.

- Look for missing shingles or loose flashing on the roof.

- Trim branches that hang over the roof or touch the siding.

- Disconnect hoses and cover outdoor faucets before a freeze.

**Inside:**

- Have a technician check your heat pump or furnace, and change the filter.

- Seal drafts around windows and doors.

- Test smoke and carbon monoxide alarms.

- Check the water heater for leaks or rust.

**For country homes:** insulate the well pump and exposed pipes, schedule septic pumping if it has been a few years, check barns and sheds for leaks, and check your propane level before cold weather.

Late-season storms can still bring heavy rain. After a big storm, walk around the house and look for damage. Keep receipts and notes in one folder, because a clear upkeep record can help when you sell someday.
