How to Buy a House in Denver Before Selling Your Current Home

Found your next house, but there's one tiny problem? You still own the one you're living in.

Good news: You don't necessarily have to sell your current home before buying another in Denver.

Depending on your finances, available equity, and timing, you may be able to buy first and sell later. The key is knowing your options before you're emotionally committed to a house with a kitchen you can't stop thinking about.

Can You Buy a House Before Selling Yours in Denver?

Yes. Homeowners throughout Denver, Lakewood, Golden, Arvada, Parker, and surrounding communities may be able to purchase their next property before selling their current home.

Your options depend on three things: your available equity, your ability to qualify for financing, and how quickly your existing home could realistically sell.

Here are four strategies worth understanding.

    1. Can a Bridge Loan Help You Buy Before Selling?

A bridge loan is short-term financing that may allow you to access equity in your current property to help purchase your next home.

This can be useful when you've found the right house but haven't sold your existing one.

The downside? Bridge loans can come with higher interest rates, additional fees, and shorter repayment periods.

My advice: Understand the total borrowing costs and have a realistic plan for selling your current home before committing.

    2. Can You Use Your Home Equity to Buy Another House?

    Absolutely, if you qualify.

A home equity loan or home equity line of credit (HELOC) may allow you to borrow against your existing property's equity to help fund your next down payment.

    But there's a catch.

You're adding debt while potentially carrying two properties. Some lenders also restrict new equity financing once your home is listed for sale.

Timing matters, so explore this option before putting up that For Sale sign.

    3. Can You Qualify for Two Mortgages?

Some Denver homeowners have enough income, savings, and credit to qualify for a second mortgage without selling their current property.

This can make your purchase offer more competitive because you may not need a home-sale contingency.

However, qualifying for two mortgages and enjoying two mortgage payments are very different things.

Make sure your budget can comfortably handle overlapping payments, insurance, taxes, and maintenance if your home takes longer than expected to sell.

    4. What Is a Home-Sale Contingency?

A home-sale contingency allows you to make an offer on another property while making the purchase dependent on selling your current home.

This can reduce financial risk, but it may make your offer less attractive to sellers who have other options.

Some contracts also include kick-out provisions, allowing sellers to continue marketing their property while giving you a limited opportunity to remove your contingency.

This is where smart negotiation becomes especially valuable.

Is It Better to Buy First or Sell First in Denver?

Buying first offers flexibility. Selling first generally provides greater financial certainty.

Buying first can eliminate the pressure of finding temporary housing or coordinating two moves.

Selling first gives you a clearer understanding of your proceeds and purchasing budget.

And remember, the Denver metro market isn't one-size-fits-all.

A home in Applewood may experience different buyer demand than a townhome in Parker or a property in Highlands Ranch.

Your neighborhood, price point, competition, and realistic selling timeline should help determine your strategy.

    Frequently Asked Questions

Do I need 20% down to buy another house?

Not necessarily. Some mortgage programs allow smaller down payments depending on your qualifications and loan requirements.

    Can I buy without a home-sale contingency?

Yes, if you qualify for financing without depending on proceeds from your current home's sale.

What happens if my current home doesn't sell?

You could face overlapping mortgage payments and additional carrying costs. That's why having a financial backup plan matters.

Can I sell my house and stay temporarily?

Sometimes. A negotiated post-closing occupancy agreement may provide additional flexibility.
