    A lot of people don't realize how property taxes actually get calculated. In Arlington Heights, your bill comes from your assessed value, set by the Cook County Assessor, multiplied by the local tax rate. That rate is really a combination of levies from the township, school districts, park district, and county, all layered together.

    A few things that tend to surprise people:

    Assessed value isn't the same as market value. Cook County assesses homes at a fraction of what they're actually worth, then applies an equalization factor before the tax rate kicks in. School districts usually make up the largest share of the bill, often more than half. Reassessment happens on a three-year cycle by township, not every year, so your assessed value can jump noticeably in a reassessment year even if nothing about your home has changed. And exemptions matter more than people think. Homeowner, senior, and senior freeze exemptions can meaningfully lower a tax bill, and plenty of eligible homeowners haven't applied for everything they qualify for.
