Why Big Brokerages Are Moving Into Worcester

SERHANT. is coming to Worcester. The well-known New York luxury brokerage expanded into Worcester County this month. Its Boston ONE team hired Jaci Smith, a Worcester agent, to lead the new team (Boston Agent Magazine).

SERHANT. built its name on luxury homes and national visibility. That kind of brand does not plant a flag in a small market by accident. The move, announced October 7, is part of a two-year trend. Regional brokerages now treat Worcester as a primary destination, not a spillover market. For local agents, buyers, and sellers, that shift matters. It says something concrete about where this housing market is heading.

The numbers back that up. Worcester's median single-family home price hit $471,000 in August 2026, up 8.3% from $435,000 a year earlier (Bean Group/MAR). The number of homes for sale fell 16.8% to 144. Supply has shrunk even as prices climb. That is the market data doing the talking, and it is the reason national platforms are taking the city seriously.

    Key Takeaways

    • SERHANT., the New York luxury brokerage, is expanding into Worcester County and hired local agent Jaci Smith to lead the push.
    • Worcester's median single-family home price hit $471,000 in August 2026, up 8.3% from a year earlier.
    • Realtor.com ranked Worcester the #3 housing market in the country for 2026, its best national showing yet.
    • Investor demand is fierce, especially on three-decker buildings, which makes it harder for financed buyers to win.
    • Big brokerages now treat Worcester as a destination market, not just a spillover from Boston.

The story that broke this month

The SERHANT. expansion is a signal, not an accident. When Jorge Sariego, founder of The Boston ONE Team, announced the move, he called it a long-term commitment, not a test. "Worcester County is a market where we see tremendous opportunity," Sariego said. He explained that the team wanted "someone leading that growth who genuinely understands the communities, the clients and the market" (Boston Agent Magazine).

SERHANT. is a tech-forward brokerage that built its brand on luxury listings and national visibility. For a firm like that to plant a flag in Worcester, and to hire a local specialist like Smith instead of flying in agents from Boston, is a deliberate read on where the volume and the talent are. Smith has spent the past decade building her business in Worcester County. She will now recruit and develop agents across the region as part of the expansion (Boston Agent Magazine).

SERHANT. is marking the move with a kickoff party at Vue in Worcester on Wednesday, October 21, from 5 to 7 p.m. It is a public event and a small sign of how seriously the brokerage is treating its local arrival.

    The institutional land grab

SERHANT. is not acting alone. Lamacchia Realty, a regional heavyweight based in Massachusetts, has been pulling Central Mass. real estate offices into its network for years. Its acquisition of Thrive Real Estate in Shrewsbury brought an established Worcester County team under its umbrella. The company has kept expanding since then. Its Connecticut acquisition of the Briotti Group in Waterbury and Wolcott marked Lamacchia's thirteenth acquisition in New England in roughly two and a half years (Lamacchia Realty).

The pattern across these deals is the same. Established local teams, known leaders, and existing client relationships are being folded into larger platforms. The point is rarely the office space. It is the agent roster. That roster carries the market knowledge and the book of business those agents have built.

    What the data says

The market math is what makes Worcester attractive. Realtor.com ranked Worcester the #3 housing market in the country for 2026. It projected 12.6% home-sale growth and 2.4% price appreciation (Lornell). Affordability drives that ranking. Worcester's median home price of roughly $450,000 sits about 40% below Greater Boston's median, per Realtor.com data cited by Lornell. That gap keeps drawing buyers inward.

The gap is widening, not narrowing. Worcester's median single-family price rose to $471,000 in August, up 8.3% year over year. Inventory tightened to 2.1 months of supply (Bean Group/MAR). Demand is strong enough that well-priced homes still close at or near list price. This is not a soft market drifting on Boston's coattails. It is a tight, competitive one with its own price momentum.

The story also runs through the city's historic housing stock. Roughly a quarter of Worcester's homes are three- or four-unit buildings, concentrated in neighborhoods like Union Hill, Vernon Hill, and Main South. Multifamily transaction volume in Worcester County nearly tripled in 2025, to about $710 million. Citywide rental vacancy is near 1.7% (Mollie Reynolds). That investor money, which once shopped Boston neighborhoods like Dorchester, now underwrites buildings in Worcester. It competes directly with owner-occupants who want the same three-deckers for live-in rental income.

    What it means for you

For sellers, the read is simple. This is a market with pricing power. The entry of larger brokerages with bigger marketing budgets may widen the audience a listing reaches. For buyers, the competitive pressure is real, especially on three-deckers. Cash investors can close faster and waive contingencies in a way most financed buyers cannot. That is not a reason to sit out. It is a reason to arrive prepared, with financing in place and a clear idea of which sub-market you are buying in.

For local agents and brokers, this is the shift worth watching. Bigger platforms are recruiting in Worcester, and that changes the talent math. A strong local producer now has a national brand's technology, marketing, and network to lean on. That is exactly what SERHANT.'s hire of Jaci Smith signals about where they think the next decade of growth is.

From where I sit after two decades as a senior loan officer across Worcester County, Middlesex County, and Central Massachusetts, the financing side of this is changing too. As national platforms draw in more high-end listings, the deals I see pull from a wider buyer pool. Some buyers relocate from Boston. Some are first-timers competing with cash investors on three-deckers. That means local lenders who know the sub-markets and can move quickly on FHA and owner-occupied financing can play a meaningful role in this changing market. It is not a promise of outcomes. Market conditions shift. But it is a real shift in the type of loan work flowing through Central Massachusetts.

    Evidence vs. hypothesis

Here is where honesty matters. The brokerages themselves have said clearly that they see Worcester as a growth market with strong local teams. That is documented, not speculation. The housing data is documented too. Rising prices, shrinking inventory, and strong investor demand are all in the numbers. What is hypothesis is the direction of travel. Whether Worcester stops being the affordable option and becomes a primary destination is not guaranteed. It depends on factors no one can promise. It depends on how long affordability pressure keeps Boston buyers coming, whether downtown investment holds, and what interest rates do next.

What the evidence supports is that the shift is real and underway. What it does not support is any certainty about where it ends. For the community, that is the honest bottom line.
