Buyers in Worcester may have a better chance to compete in 2027. A national survey of 216 landlords found that 44% now plan to sit out purchases over the next year, the highest share in two years. That could mean fewer cash offers on the homes you want, and more room for a buyer with a mortgage to compete.

ResiClub and LendingOne fielded the survey between August 17 and September 14, 2026. The reason behind the pullback is simple: higher mortgage rates and rising insurance costs have squeezed the cash flow that once fueled investor competition ([Read the Blueprint](https://www.readtheblueprint.com/p/more-than-half-of-single-family-investors-plan-to-buy-in-the-next-12-months)).

## The landlord survey's key findings

ResiClub, a housing analytics firm, and LendingOne, a private real estate lender, asked 216 landlords who own single-family rentals about their plans. The survey ran from August 17 to September 14, 2026. The headline: **44% of landlords say they are unlikely to buy another rental in the next 12 months**, up from 32% last quarter and the highest share since the survey started two years ago ([Read the Blueprint](https://www.readtheblueprint.com/p/more-than-half-of-single-family-investors-plan-to-buy-in-the-next-12-months)).

Two forces are driving the pullback. Nearly two-thirds of landlords, **65%, now expect 30-year mortgage rates to stay above 6.5% over the next year**, a big jump from the 11% who expected that in Q4 2025. And **84% say rising home insurance premiums have squeezed their cash flow** in the past year ([EverResi](https://www.everresi.com/blog/rising-insurance-rates-drive-sfr-investor-caution)).

That does not mean investors are leaving the market. A still-majority **55.5% plan to buy at least one more property**, though that is down from 68.3% just one quarter earlier. On rents, **59% plan to raise them**, but mostly by a modest 1 to 3% ([Read the Blueprint](https://www.readtheblueprint.com/p/more-than-half-of-single-family-investors-plan-to-buy-in-the-next-12-months)).

## How the investor pullback lands in Worcester

For a Worcester buyer, the national caution should feel like relief. When investors pull back, the race to the closing table slows: fewer all-cash offers with no contingencies, more homes staying on the market long enough for a financed buyer to compete on terms instead of sheer speed. The survey suggests that pressure is easing in exactly the entry-level range where Worcester's median listing prices cluster between roughly **$350,000 and $480,000** across many zip codes.

That shift is already showing up locally. In University Park, active listings jumped **66.67% year over year** as of September 2026, and Realtor.com now calls the neighborhood a buyer's market, where supply beats demand ([Realtor.com](https://www.realtor.com/local/market/massachusetts/worcester/university-park)). Investors have long been a source of fast, cash-backed offers in that range. If their buying stays near today's levels, buyers should see less cash-backed competition on the homes they want.

## Signs buyers and agents should watch

For a Worcester buyer, fewer investors usually means less cash-backed urgency at the offer table. When all-cash offers with no contingencies thin out, a buyer with a solid pre-approval can compete on price, terms, and timing rather than out-muscle a fast-closing investor.

Buyer's agents can lean into that leverage. Redfin's head of economic research, Chen Zhao, said in the brokerage's September housing report that reduced competition gives buyers more room to negotiate prices, closing costs, and repairs, with some sellers also paying for rate buydowns ([National Mortgage Professional](https://nationalmortgageprofessional.com/news/home-sellers-outnumber-buyers-63-pending-home-sales-near-12-year-low)). In Worcester, that leverage shows up where supply is building, as in University Park's buyer's-market designation. The survey's data on modest rent hikes (mostly 1 to 3%) also suggests landlords see little room to push rents higher, which in Worcester's renter-heavy areas may keep more would-be buyers from being priced out of their first home ([Read the Blueprint](https://www.readtheblueprint.com/p/more-than-half-of-single-family-investors-plan-to-buy-in-the-next-12-months)).

## The 2027 outlook for Worcester

The survey's forward-looking numbers, fielded August 17 through September 14, 2026, sketch a cautious but not collapsing investor market. **29% of landlords plan to grow their activity in 2027, while 56% expect to hold steady** and 15% plan to scale back, according to EverResi's reading of the survey ([EverResi](https://www.everresi.com/blog/rising-insurance-rates-drive-sfr-investor-caution)). The wildcard is rates: if the **30-year fixed stays above 6.5%**, as most landlords expect, investor demand will likely stay muted, which may create better conditions for owner-occupant buyers.

## Get pre-approved and move before competition returns

The landlord pullback is one more reason to get ready to act. For Worcester buyers, that means getting **pre-approved early** and leaning on an agent who understands which neighborhoods are shifting toward a buyer's market.
