# Georgia Veterans: Georgia Dream Peach Select VA Offers a 5.75% Rate

**October 28, 2026 | By Miles Mixon, Mortgage Miles | Mortgage Loan Officer, NMLS #2567292**

If you’re a veteran buying a home in Georgia, this is a program I want on your radar.

Georgia Dream’s **Peach Select VA Loan Program currently lists a 5.75% interest rate on a 30-year fixed mortgage**, according to the Georgia Department of Community Affairs rate sheet effective October 22, 2026. And here’s a detail that deserves just as much attention: **you do not have to be a first-time homebuyer.** \[1\]\[2\]

Add a standard minimum credit score of 640 and limits on lender origination fees, and this becomes a serious option for eligible veterans who want to keep homeownership affordable. \[2\]\[4\]

I’m Miles, and everyone calls me Mortgage Miles. When I help someone compare home loans, I want to look beyond the familiar options. Peach Select VA is a good example of why that matters.

## **Why the 5.75% rate deserves attention**

DCA describes Peach Select VA as offering qualified veterans a rate typically below market rates. The current published rate is 5.75%; the same DCA sheet lists its standard Georgia Dream first mortgage at 6.75%. That is a full percentage-point difference between those two programs, although their benefits and eligibility differ. The standard Georgia Dream rate is a program comparison, not a national VA market average. \[1\]\[2\]

A lower interest rate can reduce the principal-and-interest portion of your mortgage payment and the interest you pay over time. That can leave more room for everyday expenses, savings, and enjoying the home you worked to buy.

The right comparison still includes the annual percentage rate, closing costs, and your actual loan terms. My job is to help you see how Peach Select compares with the other VA options available for your situation.

## **You do NOT have to be a first-time homebuyer**

Already bought a home before? That alone does not disqualify you. Peach Select accepts both first-time and repeat homebuyers. \[2\]

That matters for veterans moving back to Georgia, buying after a previous sale, or making their next home purchase. Don’t assume a program with “Georgia Dream” in its name is only for someone buying their very first house.

There is an ownership rule to check: borrowers generally cannot own other residential real estate at closing. A limited exception may apply to qualifying active-duty military relocations. I’ll review that with you if you currently own a home. \[2\]

## **A 640 credit minimum opens the door**

The program’s standard minimum credit score is **640**. Manufactured housing requires **660**. You still need to meet VA and program underwriting requirements, but you do not need an exceptional credit score just to meet the published minimum. \[2\]

This is why I encourage veterans to get their situation reviewed instead of ruling themselves out. Your score, income, existing debts, and available VA entitlement all help determine the right path.

## **What are the household income limits in Southeast Georgia?**

There is a household income cap, so this is one of the first things we should check. DCA’s limits effective July 8, 2026 place the Southeast Georgia counties below in its “All Other Georgia Counties” category. \[3\]

Location

1–2 person household

3+ person household

Maximum home sales price

Savannah / Chatham County

$101,700

$116,955

$475,000

Richmond Hill / Bryan County

$101,700

$116,955

$475,000

Hinesville / Liberty County

$101,700

$116,955

$475,000

Brunswick / Glynn County

$101,700

$116,955

$475,000

Statesboro / Bulloch County

$101,700

$116,955

$475,000

Rincon / Effingham County

$101,700

$116,955

$475,000

Kingsland / Camden County

$101,700

$116,955

$475,000

These are maximum annual household income limits, not minimum earnings requirements. Other parts of Georgia have different limits. \[3\]

DCA’s household income calculation also differs from the income used to qualify for the mortgage payment. Before you assume you earn too much—or that only the income on your loan application counts—reach out to me so I can check the program calculation. \[4\]

## **Controlled lender fees are another benefit**

An attractive rate matters even more when the costs make sense. DCA’s lender FAQ caps the origination fee charged to a VA borrower at **1% of the first mortgage base loan amount**. That cap applies to the origination fee, not every expense involved in buying the home. \[4\]

Appraisal, title, prepaid taxes, insurance, and other applicable costs still need to be reviewed. Any applicable VA funding fee also needs to be addressed. I’ll walk you through the actual figures so you can compare the whole loan, not just the rate. \[2\]

## **A few more details to know**

Peach Select is for purchasing a primary residence. It does not include Georgia Dream’s second-mortgage down payment assistance. Homebuyer education is required, and the program has a $500 minimum borrower contribution. That contribution is not a promise that your total cash needed to close will be $500. \[2\]

The appealing part is the combination: a competitive fixed rate, access for repeat buyers, and a credit threshold that gives more veterans a reason to explore their options.

## **Let’s see whether Peach Select fits your home purchase**

If you’re buying in Savannah, Brunswick, Hinesville, Richmond Hill, Statesboro, Kingsland, or elsewhere in Georgia, I can help you check the household income limit, review your credit and VA eligibility, and compare Peach Select with your other financing options.

You don’t have to figure out the program yourself before reaching out. Send me the county you’re considering and a little about your plans, and we can start there.
