How to Buy a Home in Savannah, GA: 7 Simple Steps From Game Plan to Closing Day
Want to Buy a Home in Savannah, GA? Here's Exactly What to Do.
Buying a home can sound intimidating when you don't know where to start. You hear people talking about down payments, credit scores, preapprovals, appraisals, closing costs, and about a hundred other things.
But what if I told you that the homebuying process is actually pretty simple when you have the right team and a game plan?
I'm Miles, and everyone calls me Mortgage Miles. I'm a mortgage loan officer, and helping people put this game plan together is what I do every day. Whether you're buying your first house in Savannah, looking in Pooler or Richmond Hill, or moving to Coastal Georgia, here's the process from our first conversation to the day you get the keys.
Step 1: Meet With Your Loan Officer Before You Start House Hunting
The first step isn't scrolling through homes online or touring a dozen houses. It's talking with me about your mortgage game plan.
We'll look at your income, debts, credit, available funds, and the monthly payment you're comfortable with. Then we'll figure out:
Which mortgage fits you best: VA, FHA, USDA, conventional, Georgia Dream, or another available option.
Whether we need to work on your credit or pay down any particular debt.
How much money you'll realistically need for your down payment, closing costs, and other expenses.
What home price makes sense for your life, not just the highest number a lender might approve.
And please hear me on this: Don't assume you can't buy a house just because you don't have a huge savings account.
For eligible Georgia buyers, Georgia Dream down-payment assistance requires a minimum $1,000 borrower contribution toward the transaction. Eligible veterans using the Georgia Dream Peach Select VA program have a $500 minimum borrower contribution, with access to a special lower-rate VA mortgage option. The Peach Select VA program does not itself provide Georgia Dream down-payment assistance.
Those figures are minimum contributions, not promises that $1,000 or $500 will cover every expense. Actual cash needed depends on your loan, the home, closing costs, credits, and program requirements. Georgia Dream down-payment assistance is generally a 0%-interest, no-monthly-payment second mortgage that must eventually be repaid, not free grant money. That's precisely why we build the plan first.
Step 2: Put the Game Plan Into Action and Get Preapproved
Maybe you're already ready to go. Great! We'll collect the necessary documents, review your qualifications, and work toward mortgage preapproval.
Or maybe we identify one or two things worth improving first. That's fine, too. We may need a little credit planning, time to build funds, or a different mortgage program. Not ready today doesn't mean not ready at all. It just means we have a few steps to take.
Once we're in a position to move forward, we'll get your preapproval ready so you can shop with confidence. Some assistance programs also require homebuyer education or counseling, and we'll build that into the timeline when applicable.
Step 3: Take Your Preapproval to Your Real Estate Agent
Now comes the fun part!
With a preapproval and a realistic budget in hand, your real estate agent can help you find the home that fits your needs. Maybe it's a historic Savannah neighborhood, a new construction home near Pooler, or a quieter property toward Richmond Hill.
Your agent handles the home search, showings, and contract negotiations. I handle the mortgage strategy and financing. We work together so you're not falling in love with a home that doesn't fit the plan.
Step 4: Make an Offer That Actually Fits Your Budget
Finding the perfect house is exciting. Making the right offer is just as important.
Before you sign, we'll review the numbers again with that particular home in mind:
Does the estimated monthly mortgage payment work, including taxes, insurance, and any HOA dues or mortgage insurance?
Do the down payment and closing costs fit the funds we planned for?
Should your agent request seller-paid closing costs or other negotiated credits where appropriate?
Does the property appear to fit the requirements of your mortgage program?
The goal is to make an offer you feel good about on closing day and every month afterward.
Step 5: Once the Offer Is Accepted, We Finish the Loan Process
Congratulations — you're under contract!
Your agent sends us the signed contract, and our mortgage team gets to work processing the loan. This is where we complete the behind-the-scenes work, including:
Ordering or reviewing the appraisal to evaluate the home's value and applicable property requirements.
Working with your agent on any home inspection and due-diligence decisions within the contract deadlines.
Coordinating title work with the closing attorney.
Confirming any remaining income, asset, credit, or other documentation.
Addressing underwriting conditions and, when applicable, program requirements.
Your job? Respond to document requests promptly, keep your finances stable, and stay in touch. Avoid opening new credit, making large unexplained deposits, or changing jobs without talking to me first.
We handle the moving pieces and keep you informed as we work toward final approval.
Step 6: Receive Final Approval and Prepare for Closing
Once your loan is fully approved and all closing requirements are satisfied, we coordinate the final paperwork with the closing attorney and confirm your closing details.
We'll review your final Closing Disclosure and the amount, if any, you need to bring to closing. If a wire is required, follow the attorney's verified instructions. Always confirm wiring details by calling the closing attorney at a known, independently verified phone number — wire fraud is real.
At this point, the hard part is behind you. We're making sure everything is lined up for closing day.
Step 7: Show Up, Sign the Papers, and Get Your Keys!
That's it. You go to closing, review and sign your documents with the closing attorney, and — once the transaction is completed and funded — you get the keys to your new home!
From our first conversation to the closing table, you don't have to figure everything out by yourself. That's what your loan officer, Realtor, and closing team are there for.
So, What's Stopping You?
Here's the entire process in one sentence:
Talk to me → build your game plan → get preapproved → find your home → make a smart offer → finalize your mortgage → close and get the keys.
You don't need to know everything about mortgages. You don't need to have perfect credit. And you certainly don't need to assume a home is out of reach just because you haven't saved an enormous down payment.
You just have to take the first step.
If you're thinking about buying a home in Savannah, Pooler, Richmond Hill, Brunswick, or anywhere in Southeast Georgia, let's have a conversation. I'll help you understand where you stand, what programs you may qualify for, and what it takes to get from thinking about buying to holding the keys.
