# Oakwood vs. Centerville vs. Kettering, Ohio: Which Dayton Suburb Fits You?

Oakwood, Centerville, and Kettering sit within a short drive of each other south of Dayton, and they show up together on almost every buyer's shortlist. On a map they look similar. In practice they offer very different housing, price points, and daily routines. This guide compares [Oakwood](https://find-my-real-estate-agent-dayton.com/oakwood), [Centerville](https://find-my-real-estate-agent-dayton.com/centerville), and [Kettering](https://find-my-real-estate-agent-dayton.com/kettering) side by side on price, housing, schools, commutes, and lifestyle, using current market data and the research behind my community guides.

The sources and dates differ, so treat the numbers as ballpark comparisons. Drive times are the ranges from my community guides and vary with route and traffic._

## What each one costs

Price is usually the first dividing line. Zillow puts the typical Kettering home at roughly $247,000, up about 2.5% over the past year, with a median of about 7 days to go pending. That's close to the Ohio typical value of about $249,000 and well above Montgomery County's overall figure of roughly $205,000, because Kettering is one of the county's stronger suburbs.

Centerville's typical value is about $395,000 per Zillow, up about 2.9% over the year, with homes going pending in around 6 days. The numbers also show negotiating room: about 30% of Centerville sales closed over the list price, while about half closed under it, and the median sale-to-list ratio was just under 1.0. Pricing and presentation matter a great deal here.

Oakwood runs about $402,000 on Trulia's April 2026 estimate, up from about $390,000 a year earlier. Oakwood is mostly built out, so there simply aren't many homes available at any one time, and the best ones tend to draw quick attention.

The takeaway: Kettering is the only one of the three where typical values sit below $300,000. If your budget is closer to that range, start there. If you're comfortable at $350,000 and up, all three are in play.

## Housing: what you're actually buying

**Oakwood** is known for historic architecture. Many homes were built between the 1910s and 1950s and include brick Colonials, Tudors, Cape Cods, and cottages, with a smaller number of condominiums and low-maintenance options. Old-home character comes with old-home upkeep, so roofs, masonry, basements, wiring, and plumbing deserve careful attention. If you're drawn to older homes, my [historic home buying and selling guidance](https://find-my-real-estate-agent-dayton.com/services/historic-home-buying-and-selling-guidance/) covers what to look for.

**Kettering** was built largely in the postwar decades. Brick ranches, Cape Cods, split-levels, and two-story homes dominate, with condos and townhomes in the mix. Condition varies a lot from street to street. An updated ranch and an original-condition ranch on the same block can sit tens of thousands of dollars apart.

**Centerville** has the widest range of the three: historic homes near Uptown, mid-century ranches and Cape Cods, split-levels, 1980s to 2000s subdivision homes, patio homes, condos, and larger executive properties, including the Yankee Trace golf-course area. One thing to know before you shop: Centerville and [Washington Township](https://find-my-real-estate-agent-dayton.com/washington-township) overlap heavily, and a Centerville mailing address doesn't always mean the home is inside the city. Taxes, services, and school assignment should be checked by exact address.

## Schools

Each suburb is served by its own district:

- **Oakwood City Schools** include Oakwood High School, Oakwood Junior High, and Smith and Harman Elementary Schools. The city and the district are closely aligned, so school identity is easy to see.

- **Kettering City Schools** include Fairmont High School, Kettering Middle School, and Van Buren Middle School, plus several elementary schools with different attendance areas.

- **Centerville City Schools** include Centerville High School and a network of middle and elementary buildings that also serve parts of Washington Township.

School assignments depend on the exact address, and online listing sites can be out of date. Confirm assignments directly with the district, and compare performance using the Ohio School Report Cards from the state education department. If schools are a major part of your decision, my [school district and neighborhood consultation](https://find-my-real-estate-agent-dayton.com/services/school-district-and-neighborhood-consultation/) can help you sort through it by address.

Oakwood wins for anyone working downtown, at the University of Dayton, or at Miami Valley Hospital. Kettering is the most balanced, and East Kettering offers the best base access of the three. Centerville is strongest for south-corridor destinations, with Austin Landing about 10 to 20 minutes away and Springboro about 15 to 25.

Ranges are estimates. Test the exact route at the time you'd actually drive it, and pay attention to gate wait times if the base is your destination. I wrote more about that in my guide to [living near Wright-Patterson Air Force Base](https://find-my-real-estate-agent-dayton.com/blog/best-places-to-live-near-wright-patterson-afb-dayton-ohio), and my [commute and lifestyle area comparison guidance](https://find-my-real-estate-agent-dayton.com/services/commute-and-lifestyle-area-comparison-guidance/) page explains how I help buyers compare routes.

## Lifestyle and everyday amenities

**Oakwood** is compact and one of the more walkable communities in the area. Local anchors include Wright Memorial Public Library, Shafor Park, Smith Gardens, the Far Hills Avenue corridor, and nearby Hills & Dales MetroPark.

**Kettering** has the strongest civic and recreation lineup of the three. Fraze Pavilion and Lincoln Park anchor community events, Delco Park offers open space and sports fields, Polen Farm adds local history, and Kettering Health's main campus is a major employer inside the city.

**Centerville** centers on Uptown Centerville's restaurants, shops, and events, plus Stubbs Park, Benham's Grove, and Yankee Trace. Dayton Mall and Austin Landing are close for shopping, dining, and offices.

## Where to look inside each suburb

Each of these cities is really several markets. A few examples from my community guides:

- **Oakwood:** Central Oakwood near Shafor Park, the Far Hills corridor, East Oakwood near Harman, West Oakwood near Smith Gardens and Hills & Dales, and Pointe Oakwood for low-maintenance living

- **Kettering:** West Kettering near Oakwood and the hospital corridor, Central Kettering for everyday convenience, East Kettering for Wright-Patterson and I-675 access, and the Oak Creek area in the south

- **Centerville:** Uptown and the historic core, central established neighborhoods, Yankee Trace and the golf-course areas, South Centerville toward Springboro, East Centerville toward I-675, and West Centerville near Dayton Mall

## Tradeoffs to weigh

- **Oakwood:** Limited inventory, older homes with older-home maintenance, and smaller closets, basements, and garages than newer construction. Not the choice if you want a brand-new floor plan.

- **Kettering:** Many homes are older, and condition varies widely. Look closely at mechanical systems, basements, and drainage.

- **Centerville:** City-versus-township details, and a wide spread of homes where updates drive value. Compare taxes and services by address.

## Which one fits your priorities?

Rather than guess which suburb suits you, start with what matters most:

- **Shortest drive to downtown, the University of Dayton, or Miami Valley Hospital:** Oakwood

- **Lowest typical price of the three:** Kettering

- **Closest to Wright-Patterson AFB:** East Kettering

- **Walkable streets and historic architecture:** Oakwood, or the Uptown area of Centerville

- **Most variety in home age and style, including newer subdivisions and patio homes:** Centerville

- **Convenient access to the Austin Landing and Springboro corridor:** Centerville

- **A one-level ranch with low upkeep:** Kettering has a large supply, and Oakwood and Centerville have condo and patio-home options

## Before you make an offer

Whichever suburb you choose, confirm these by exact address:

1. School assignment, directly with the district

2. City or township status, and the taxes that come with it

3. Commute, tested at your actual travel times

4. HOA rules and fees, for condos and planned neighborhoods

5. A full inspection, especially on older homes. See my [inspection coordination and repair negotiation](https://find-my-real-estate-agent-dayton.com/services/inspection-coordination-and-repair-negotiation/) page for how I handle it

6. Current comparable sales, so you know whether the price is fair
