    Principal Real Estate Advisor

I'm Robert Song, Principal Real Estate Advisor at Compass in Danville. I've been licensed in California since 2005, and I mostly help homeowners in Danville, Alamo, Blackhawk, Diablo, San Ramon and Pleasanton sell for the best outcome. I take on about 20 clients a year, so each seller gets my direct attention from planning through closing. About 95% of my business comes from referrals. I've also bought, renovated and sold about $13M of Bay Area real estate personally with over $340M in client transactions. That experience shapes my advice on what's worth fixing before you sell, and on the real worries sellers have along the way. Your home is your fortune, so every decision should protect what you keep.

How do I choose a listing agent in Danville?

When you interview agents to sell your Danville home, the conversation often drifts toward how many signs they have up or how polished the presentation looks. I'd steer it somewhere more useful. Ask each agent to sit down with you and walk through a few recent sales of homes like yours.

As they talk, listen for four things:

    1. What the sellers kept after costs, not only the sale price.

    2. How the final price compared with competing homes that sold around the same time.

    3. Why they recommended specific preparation, what it cost, and what it changed.

    4. How their negotiation decisions shaped the final terms compared with what the home's value supported.

Then ask one more question: what does this example not prove? A good agent will tell you plainly.

You are not looking for a promise of a number. Nobody can honestly promise that. You are looking for demonstrated judgment: someone who can explain their decisions with real sales and real dollars, and who will tell you who is actually doing the work on your sale. Ask every candidate the same questions and put the answers side by side.
