New Construction Homes in Katy, Fulshear, Richmond & Cypress

Buying a brand-new home should be exciting — not overwhelming. Across Katy, Fulshear, Richmond, and Cypress, builders are offering more choices than ever: quick move-in homes, to-be-built floor plans, and design studios full of upgrades. But buying from a builder is a completely different process than buying a resale home, and the builder's sales rep works for the builder — not for you.

That's where I come in.

Why bring your own agent? It costs you nothing. The builder pays the buyer's agent commission whether you bring representation or not. Walking in without an agent doesn't save you money — it just means the builder keeps it.

What I do for new-construction buyers:

-   Compare builders, floor plans, and communities objectively — quality, standard features, and warranty coverage vary more than you'd think
    
-   Break down the true cost beyond the base price: lot premiums, design-center upgrades, structural options, HOA and MUD taxes
    
-   Negotiate design-center credits, closing-cost contributions, lot premium reductions, and appliance packages — especially on standing inventory
    
-   Review the builder's contract with you — it's written by the builder's attorneys, not a standard Texas contract
    
-   Attend your pre-drywall and final walkthroughs — a trained second set of eyes before issues get covered up or you close
    
-   Connect you with lenders experienced in new construction, where rate locks and incentives work differently
    

Common mistakes I help you avoid: visiting the builder without representation, falling for the model home (it's loaded with upgrades not included in the base price), maxing out the design center without a budget, skipping an independent inspection — because new doesn't mean perfect — and assuming the builder's preferred lender is automatically the best deal.
