I've been doing loans in Citrus County long enough to remember when "downtown Inverness" meant a courthouse, a diner, and not much else after 5pm. That's not the case anymore, and if you haven't been paying attention, the manatees aren't the only things drawing a crowd to this part of Florida these days.
Black Diamond Plaza just announced Five Below, Planet Fitness, Ulta Beauty, and Sprouts Farmers Market are all on the way to Inverness. That's not a random grab bag of stores. National retailers like that run the numbers on rooftops, incomes, and traffic counts before they ever sign a lease. When a grocery chain and a beauty retailer both bet on the same market in the same year, that's usually a sign growth is already here, not just coming.
Here's the thing about Citrus County that's kept me busy here for years. It's still one of the few spots in this part of Florida where you can get the small-town feel, the water, the Withlacoochee State Forest, and Kings Bay's manatees, without paying coastal prices for it. That gap between what you get and what you pay is exactly why families, retirees, and self-employed buyers keep finding their way here from more expensive markets.
Growth like this changes the financing conversation more than people expect. I'm seeing more self-employed and 1099 buyers, more people relocating from out of state who assume their old market's rules apply here, and more competition on well-priced homes than Citrus has seen in a while. Getting pre-approved before you fall in love with a house matters more this year than it did a couple years ago. And if you're a seller worried about buyers getting priced out, there are real ways to structure a deal, like using seller concessions to help buy a buyer's rate down, that keep a sale together without you cutting your price. Worth a real conversation, not a guess.
Growth isn't universally loved, and I get why. More rooftops means more traffic and more pressure on prices. That's a fair thing to be nervous about if you've lived here a while. But it's also the reason your home is worth more than it was five years ago, and the reason a Sprouts and an Ulta think Citrus County is worth showing up for. It's wonderful for some and takes some getting used to for others, and both of those things can be true at once.
So I'll ask what I always ask when Citrus comes up: what does this county still need? Drop it in the comments, I read every one.
