You've already found the listings. Here's how to compare them.

If you're searching for new construction in Southwest Florida, you've probably noticed the same pattern: dozens of communities, similar promises, and a lot of starting prices that don't tell the full story.

In 2026, the market stretches from entry-level homes in the **$300Ks** in Punta Gorda and Cape Coral to resort communities in Estero and Bonita Springs and multimillion-dollar waterfront residences in Naples. The range is wide — and builders are competing hard for buyers with rate buydowns, closing-cost assistance, design credits and premium lot discounts.

Finding new construction isn't the hard part.

**It's figuring out which community, builder and incentive package actually works for your budget and lifestyle.** That's what this guide is for — not a list of every new community, but a framework for comparing them so you can narrow from dozens down to the few worth touring.

As a Southwest Florida Real Estate Advisor, I help buyers compare builders, communities, HOA and CDD fees, homesite premiums, included features and long-term resale value. Here's the 2026 comparison guide for active buyers who are ready to evaluate.

Here's a quick overview of what each region offers:

1. **Punta Gorda & Babcock Ranch** — Best for value and master-planned lifestyle

2. **Cape Coral** — Best for affordability without HOA fees

3. **Fort Myers** — Broadest selection across price points

4. **Estero** — Central location, heavy amenities

5. **Bonita Springs** — Attainable to ultra-luxury

6. **Naples** — Most diverse market, from $400Ks to $30M+

## 1\. Punta Gorda & Babcock Ranch

**Best for:** Buyers who want the most home for their money in a master-planned setting. **Builder diversity:** 7+ builders. **Price range:** $300Ks to $1M+. **Key trade-off:** Distance from the beach and Naples. If you value a large home, resort amenities and active lifestyle over coastal proximity, this is the starting point.

### Babcock Ranch

**Babcock Ranch vs. Deep Creek:** You pay roughly $300–$400 more per month in HOA and CDD fees at Babcock, but you get 50 miles of trails, resort pools, community events and a walkable downtown. Deep Creek gives you less monthly fee and more quiet — but zero resort programming. Choose Babcock if you'll use the amenities every weekend. Choose Deep Creek if you prefer to spend that money elsewhere.

**Builders:** Lennar, Pulte, Toll Brothers, DiVosta, D.R. Horton, Meritage Homes, William Ryan Homes

**Price range:** $300Ks to $1M+

**Vibe:** Active, amenity-rich, family-oriented. Trails, parks, community events. Babcock Ranch is a master-planned lifestyle as much as a home purchase — buyers who want amenities and a strong sense of community will find the most value here. **Trade-off:** Distance from the coast and Naples.

**Worth noting:** Multiple builder neighborhoods mean significant variation in finishes, floor plans and price within the same master plan. Comparing builder offerings here is more important than comparing the community.

**Pulte Homes + Toll Brothers**

Coming in 2026, Sawgrass Lakes brings a more upscale option to Babcock Ranch.

Homes are expected to range from approximately the **upper $600Ks into the $1 million+ range**, with lake and preserve homesites available.

**Turnleaf**

**Turnleaf vs. Babcock Ranch:** At roughly $300Ks entry, Turnleaf (M/I Homes) is one of the most affordable ways into the Punta Gorda new-construction market. Babcock Ranch starts higher in both price and monthly fees, but you get the full resort lifestyle. Turnleaf is the better option if base price and lower monthly costs are your primary constraint.

From approximately the **$300Ks**

Turnleaf gives buyers another attainable new-construction option in the Punta Gorda area with several single-family floor plans.

**Deep Creek**

New construction is also available throughout Deep Creek from multiple builders.

For buyers who want a newer single-family home but don’t necessarily need a large resort-style community, Deep Creek can be worth comparing with nearby master-planned developments.

**Deep Creek vs. Babcock Ranch:** This is the key trade-off to weigh. Babcock Ranch delivers resort amenities, trails, events and community programming — but you pay for it through HOA and CDD fees. Deep Creek offers newer single-family homes in a quieter, lower-fee setting without the master-planned premium. Choose Babcock Ranch if amenities will get you out of the house every weekend. Choose Deep Creek if you want a newer home and prefer to spend your amenity budget on a boat or golf membership elsewhere.

## 2\. Cape Coral

**Best for:** Buyers looking for affordable new construction without mandatory HOA fees. **Price range:** High $200Ks to $300Ks (entry-level), waterfront to $1M+. **Key trade-off:** Limited amenities compared to master-planned communities. You trade the resort pool and pickleball courts for a lower monthly payment and more home for your dollar.

**Builders:** Lennar, D.R. Horton, numerous local and custom builders continue building throughout established Cape Coral neighborhoods. Entry-level new homes can sometimes be found around the **high $200Ks to $300Ks**, while larger pool homes and waterfront properties can reach well into the luxury market.

**Cape Coral vs. Babcock Ranch:** This is often the first comparison active buyers make. Cape Coral gives you lower entry pricing and no HOA — but you get no resort amenities, no community pool, no events. Babcock Ranch costs more per month but delivers a programmed lifestyle. If you want to own a newer home without paying for amenities you won't use, Cape Coral wins. If you want a community where everything is included, Babcock Ranch is the better long-term value.

**Stonewater**

**D.R. Horton**

From approximately the **$300Ks**

Stonewater offers buyers the planned-community experience with amenities such as:

- Resort-style pool

- Fitness center

- Pickleball

- Tennis

- Playground

- Gated entry

It’s a good community to compare if you like Cape Coral but still want neighborhood amenities.

Cape Coral also offers opportunities for **new Gulf-access and waterfront construction**, with pricing varying significantly based on canal location, boating access, lot and home specifications.

## 3\. Fort Myers

**Best for:** Buyers who want the widest selection of home types across price points. **Builder diversity:** D.R. Horton, Neal Communities, GL Homes, SobelCo, custom builders. **Price range:** Low $300Ks to luxury multi-million. **Key trade-off:** More established neighborhoods mean less uniformity in inventory age and condition. You get variety — but you have to compare harder.

**Fort Myers vs. Cape Coral:** Fort Myers delivers the broadest range of product types — single-family, villa, active-adult, golf, luxury — while Cape Coral is stronger at the entry-level and waterfront ends. If you're not sure what you want, start in Fort Myers. If you know you want affordability and no HOA, go to Cape Coral.

This is a completely different level of new construction, combining custom homes with one of Southwest Florida’s premier waterfront and resort-style communities.

## 4\. Estero

**Best for:** Buyers who want central location, heavy amenities and close airport access. **Builder diversity:** Pulte, Lennar, Toll Brothers, Taylor Morrison, Kolter Urban. **Price range:** Low $400Ks to $3M+. **Key trade-off:** You pay a premium for the location — Estero sits right between Naples and Fort Myers, minutes from RSW, Coconut Point and Gulf Coast Town Center.

**Estero vs. Bonita Springs:** Estero is denser and more amenity-focused with larger master-planned communities. Bonita Springs offers more waterfront and high-rise luxury options. Choose Estero for indoor sports complexes and resort amenities. Choose Bonita for boating access and luxury high-rise living.

**Verdana Village**

**Pulte + Lennar**

From approximately the **$400Ks**

Verdana Village has become one of Southwest Florida’s most amenity-focused communities.

Amenities include:

- Restaurants and social spaces

This is where buyers begin seeing more villas, larger single-family homes and amenity-rich communities.

**$600K-$1 Million**

Look throughout:

**Babcock Ranch • Estero • Bonita Springs • Naples**

Buyers can start comparing larger homes, better homesites, more upscale finishes and premium resort communities.

**$1 Million-$3 Million**

Now you’re entering the luxury segment.

Options include custom homes, golf communities, waterfront properties, larger residences and luxury condominiums throughout Estero, Bonita Springs and Naples.

**$3 Million+**

This is where Southwest Florida’s new-construction market gets especially interesting.

Buyers can choose from luxury high-rise residences, waterfront condominiums, private marina communities, custom estates and beachfront properties.

At the highest end of Naples’ market, select new construction can reach **$10 million, $20 million, $30 million and beyond.**

**Builder Incentives in Southwest Florida**

This is one of the biggest reasons buyers should be paying attention to new construction in 2026.

Depending on the builder, community and specific inventory home, incentives may include:

- Interest-rate buydowns

- Closing-cost assistance

- Flex cash

- Design-center credits

- Appliance packages

- Included upgrades

- Premium lot discounts

- HOA incentives

- Reduced quick move-in pricing

- Preferred-lender incentives

But here’s what’s important:

**The advertised starting price doesn’t always tell you where the best deal is.**

Sometimes the strongest opportunity is attached to a particular quick move-in home the builder wants sold before the end of the month or quarter.

**The off-MLS edge:** Last month a buyer I was working with wanted every Pulte quick move-in home at Babcock Ranch. The public website showed 4. I called the sales rep directly and asked about "unlisted specs" — homes framed but not yet on the website. We found 2 more at lower base prices. One had a tile upgrade the builder had already installed but never listed online. The buyer closed on that home for less than any of the 4 public listings. That's the kind of inventory that never hits Zillow.

Other times, a higher-priced home can actually make more sense after you account for financing incentives, included upgrades or lot premiums.

That’s why I recommend comparing the **entire deal**, not just the base price.

### Why work with a Realtor — and why hidden inventory changes the math

This is probably one of the biggest misconceptions I hear from buyers.

**Going directly to the builder doesn’t necessarily mean you’re getting a better deal.**

The sales representative sitting in the model center works for the builder.

Their job is to sell that builder’s homes.

Your Realtor’s job is to represent **you**.

When I’m helping a buyer with new construction, we’re not just walking through model homes.

We’re comparing:

- Builders

- Communities

- Floor plans

- HOA and CDD fees

- Homesite premiums

- Included features

- Upgrade costs

- Quick move-in inventory

- Financing incentives

- Builder contracts

- Inspection opportunities

- Location

- Resale potential

- Long-term value

And sometimes my advice is going to be that the community you originally loved **isn’t actually the best option for you.**

That’s the point of having someone on your side.

One important note: **If you’re considering new construction, contact your Realtor before visiting the builder’s sales center or registering online.**

Builder registration and Realtor policies vary, and it’s better to have your representation established from the beginning.

**Which Southwest Florida New Construction Community Is Right for You?**

There isn’t one “best” community.

The best community for someone relocating with young kids may be completely different from the best option for a retiree, investor, seasonal resident or someone who wants to spend every morning playing pickleball.

That’s why I start with the lifestyle first.

Do you want:

- Golf?

- Pickleball?

- A restaurant inside the community?

- Boating or Gulf access?

- A large social scene?

- 55+ living?

- Low HOA fees?

- No HOA?

- A larger homesite?

- Maintenance-free living?

- A quick move-in home?

- Something close to the beach?

- Easy access to RSW?

- Downtown Naples?

- More house for your budget?

Once we know those answers, we can narrow dozens of Southwest Florida communities down to the handful that actually make sense.

**Looking for New Construction in Southwest Florida?**

Whether your budget is **$300,000, $500,000, $1 million, $3 million or $10 million+**, there’s likely a new-construction opportunity somewhere between Punta Gorda and Naples worth considering.

I help buyers compare new construction throughout:

**Punta Gorda • Babcock Ranch • Cape Coral • Fort Myers • Estero • Bonita Springs • Naples**

Whether you’re relocating to Southwest Florida, retiring, buying a second home, investing or simply ready for something new, I can help you narrow down your options before you spend every weekend driving from model home to model home.

We’ll compare communities, builders, amenities, fees, available inventory, incentives and the long-term pros and cons of each option.

**Because buying new construction isn’t just about finding the prettiest model home.**

It’s about finding the right home, in the right community, at the right price for you.

**Want a head-to-head comparison of your top 2-3 communities?**

Send me your **budget, preferred area and your top three must-haves**, and I’ll help you identify the Southwest Florida new-construction communities I’d recommend starting with.

_Pricing, availability, builder incentives, completion dates and community details are subject to change. Always verify current information before making a purchasing decision._

## So which community wins?

There is no single winner. But if you compare the table above honestly — your budget, your must-have amenity, your tolerance for HOA fees — one region will stand out. Narrow to that one, then compare the individual communities inside it.

Still have two communities you can't decide between? That's the scenario where a quick call saves a weekend of driving.

I review buyers' top 2-3 communities side by side — HOA fees, builder reputation, incentive packages, resale outlook — and tell you which one I'd pick and why. No obligation, just the comparison you need to make a confident decision.

**Send me your shortlist** — your budget, your preferred areas, and which communities you're comparing — and I'll send back a pro/con breakdown.
