**Quick answer:** Florida property tax portability lets you take the tax savings you built up in your Florida homestead and move them to your next Florida homestead. You can move up to $500,000 of savings. You have about three years to do it, and you have to file a form called DR-501T with your county property appraiser by March 1.

If you own a home in Florida and you are thinking about moving to a different Florida home, there is one word you need to know. That word is portability. It sounds big and boring. It is really one of the best money savers a Florida homeowner has. Let me explain it the easy way, the way I would explain it to my grandkids.

## What is a homestead in Florida?

A homestead is the home you live in all year. It is your main home, not a vacation home or a rental. When you make your Florida home your homestead, you sign up with your county property appraiser, and you get two good things.

The first is the homestead exemption. It takes about $50,000 off the value the county uses to figure out your taxes. For the 2026 tax year it is $51,411.

The second is called Save Our Homes. That is the part this whole post is about.

## What does Save Our Homes do?

Picture your home’s value as a balloon. In Florida, home prices can blow that balloon up fast. Once your home is a homestead, the number the county taxes you on can only grow a little each year. It can go up 3% or the rate of inflation, whichever is smaller. So your home’s real price might jump, but your taxed number creeps along slowly.

After a few years, there is a gap between what your home is really worth and what you pay taxes on. That gap is your savings. If you have lived in your home a long time, that gap can be really big.

## How does Florida property tax portability work?

Florida property tax portability means you get to take that gap with you when you move. Think of it like a backpack. Your savings go in the backpack, and you carry it to your next Florida home. You do not have to start over at zero. Your backpack can hold up to $500,000 in savings.

Here is the part people miss: your homestead exemption does not move by itself, and neither does your backpack. You file for both on your new home.

## How is portability figured? An easy example

Let’s say your home is worth $400,000, but you pay taxes as if it is worth $300,000. Your backpack holds $100,000.

### What if I move to a more expensive home?

If you move to a home that costs more, you carry the whole backpack. Say you buy a $500,000 home. You take all $100,000 with you, so you pay taxes as if your new home is worth $400,000.

### What if I downsize to a smaller home?

If you move to a home that costs less, you carry part of the backpack. Here is how. Your $100,000 in savings was one quarter of your old home’s $400,000 value. If your new home costs $200,000, you get one quarter of that, which is $50,000. You pay taxes as if your new home is worth $150,000.

Your move

Old home value

Savings in your backpack

New home value

Savings you take

New home taxed as if worth

Move up

$400,000

$100,000

$500,000

$100,000 (all of it)

$400,000

Downsize

$400,000

$100,000

$200,000

$50,000 (one quarter of $200,000)

$150,000

Florida property tax portability examples. The most anyone can move is $500,000.

## How long do I have to use portability in Florida?

You have three years. The clock starts on January 1 of the year you left your old homestead, not on the day you sold. So if you moved out of your old home in 2026, your new home needs to be your homestead by January 1, 2029. Renting for a while in between is fine, as long as you make your new home your homestead inside that window.

## How do I apply for portability in Florida?

You file two forms with the property appraiser in the county where your new home is. The first is the homestead exemption form (DR-501). The second is the portability form (DR-501T). The deadline is March 1. In Hillsborough County, you can [file for homestead online with the Hillsborough County Property Appraiser](https://hcpafl.org/E-Filing/Homestead-E-File), and they also keep a handy [portability FAQ](https://www.hcpafl.org/Portals/HCPAFL/PortabilityFAQ.pdf).

If you forgot to file for portability, you can still apply later. You will get your savings going forward, but you will not get money back for the years you missed.

## Can I take portability to another county or another state?

Another county, yes. You can move your backpack to any county in Florida, and you can use portability every time you move. Another state, no. Portability only works from one Florida homestead to another Florida homestead. If you are moving here from up north, there is no backpack to bring yet, but you start filling one the day your Florida home becomes your homestead.

## Is anything changing with Florida property taxes?

As of October 2026, Florida voters will decide on Amendment 3 on November 3, 2026. It would raise the homestead exemption starting in 2027. I explain what is in it in my [Florida property tax amendment guide](https://relocatingtoparadise.com/florida-property-tax-amendment-2026/). If you are reading this after the vote, call me or your county property appraiser and we will tell you what changed for you.

## Quick answers about Florida portability

**Is portability automatic in Florida?** No. You have to file the DR-501T form along with your new homestead application.

**What is the most I can move?** $500,000 of Save Our Homes savings.

**Does portability lower my home’s price?** No. It lowers the value you are taxed on, not what the home is worth or what you pay for it.

**Who can tell me my exact number?** Your county property appraiser. Your old tax bill shows your just value and your assessed value, and the difference is roughly what is in your backpack.

## Let’s figure out your backpack together

If you have owned your Florida home for a while, your backpack might be worth a lot more than you think, and it can change which home makes the most sense for your next move. A buyer looking at a home also needs to know that the seller’s tax bill will not be their tax bill, which I cover in [Florida property taxes for homebuyers](https://relocatingtoparadise.com/florida-property-taxes-homebuyers-homestead-cdd/). I am always happy to sit down and look at your numbers with you. And tell me about the move itself. Are you looking to be closer to the grandkids, size down so you can travel more, or finally get that boat in the backyard?
