La Grange is one of the towns I'm focusing on more and more, and I want to share a plain, honest look at where the local housing market stands this fall. Here are the numbers and what they actually mean for you. ## The numbers at a glance Here is what Redfin reports for ZIP code 40031 over the 3 months ending August 2026: ## Median sale price: about $415,000, up 2.4% from a year ago ## Homes sold: 106 over those three months, or about 35 sales a month ## Median days on market: 41 days, which is 7 days longer than last year Sale to list price: homes sold for about 98.5% of their asking price on average (Source: Redfin, 3 months ending Aug 2026.) ## What this means if you're selling La Grange prices are still climbing a little, and homes are selling for close to asking. That's good news. The change to watch is the pace. Homes are taking about a week longer to sell than they did a year ago, so buyers are being more careful and more selective. Here's how I'd approach it. Start with a realistic price based on recent sales nearby, not on what a neighbor hoped to get. Buyers in this price range do their homework, and a well priced home gets attention in the first couple of weeks, which is when you want the most eyes on it. Next, take care of the little things before you list. Fresh paint, small repairs, and good photos go a long way when a buyer is comparing your home with several others. Finally, give yourself a little extra time in your plan. With homes sitting a little longer, you can take time to compare, ask questions, and make a thoughtful offer instead of a rushed one. At the same time, about 35 homes are selling here each month and sellers are getting close to full price, so this is still a healthy, active market. Get preapproved before you shop, know your budget at the median price point of around $415,000, and be ready to move on a home that checks your boxes. A home that has been listed for a while may give you some room to negotiate on price, repairs, or closing costs. Grab a seat outside near the tracks, visit the La Grange Railroad Museum in the old L&N depot, or stop by the Oldham County History Center at the other end of Main Street. It never gets old. It's practical, too. La Grange sits right off Interstate 71, about 25 minutes from downtown Louisville. Homes here are served by Oldham County Schools, and Oldham County High School is right in La Grange.
