Shelbyville or La Grange? The Questions Families Ask Me Every Week

    TTodd Kornack
    November 5, 2026

Hey neighbors, Todd Kornack here with TK Realty Group at Schuler Bauer Real Estate Services. Almost every week I talk with a family deciding between Shelbyville and La Grange, or Shelby County and Oldham County more broadly. Same questions keep coming up: which costs less, how bad is the drive into Louisville, and are the schools worth the difference? Here is my plain talk take, rooted in Census numbers and what I see as a local agent.

Which town costs less to buy into?

On paper, Shelbyville still wins on price. The U.S. Census Bureau QuickFacts (2020 to 2024 ACS) put the median value of owner occupied homes in Shelbyville at $257,100. In La Grange that figure is $283,200. Zoom out to the counties and the gap widens: Shelby County's median is $304,800, while Oldham County's is $393,100. That county gap matters, because many Oldham buyers look past La Grange into Crestwood, Buckner, Goshen and Prospect, where prices run higher.

Incomes tell a similar story. Median household income is about $75,610 in Shelbyville and about $88,464 in La Grange. Countywide, Shelby sits near $82,604 and Oldham near $122,497. Oldham also has a higher ownership rate, about 87.1% of occupied units, versus about 73.9% in Shelby County. If your budget is tighter, Shelbyville usually gives you more house for the money. If it stretches, Oldham often delivers the home and acreage people picture when they say east of Louisville.

    How does the commute compare?

Both towns send plenty of workers toward Louisville. Mean travel time to work is 26.9 minutes in Shelbyville and 25.5 minutes in La Grange, per the same Census ACS. Shelby County overall sits at 27.2 minutes and Oldham County at 26.2. The averages are close. The roads feel different, though. Shelbyville sits on Interstate 64, with an easy shot toward Louisville or Frankfort. La Grange and most of Oldham sit on Interstate 71. Rush hour on either corridor can stretch those averages, which relocating neighbors often warn about. Kentucky Transportation Cabinet's Interstate 64 widening through Shelby County is still underway through fall 2027, so Shelbyville drivers should budget for construction days. My advice: drive your actual route at your actual work time before you pick a house.

Are the schools really that different?

Schools are the number one reason families pay more for Oldham. Oldham County Schools serves about 12,148 students. In its fiscal year 2025 financial report, the district said 11 of its 16 accountability schools earned Blue status, Kentucky's highest rating, and it reported a graduation rate of 97.4% compared with a statewide average of about 92.85%. Shelbyville feeds into Shelby County Public Schools. I do not publish a school ranking for a specific address without checking the Kentucky Department of Education School Report Card, and I am glad to pull that with you.

The honest take: Oldham's reputation for strong public schools is real and it shows up in home prices. Shelby County schools work well for many families I know, especially when budget or acreage matters more. Visit the schools and match the district to your kids.

What about the tax bill difference?

School tax is part of the monthly cost here. In September 2026, Oldham County Schools raised its rate 4% to 82 cents per $100 of assessed value. WDRB figures that is about $2,460 a year in school tax on a $300,000 home. Shelby County Public Schools kept its rate at 71.4 cents per $100 last fall. I have not confirmed a different 2026 Shelby rate yet, so go by your bill or call the district. Higher Oldham values plus a higher school rate is why some buyers feel the tax difference as much as the purchase price.

Which one feels more like small town Kentucky?

Both do, just differently. Shelbyville has a lively historic downtown, Clear Creek Park, Red Orchard Park, and the horse country feel Shelby County is famous for. La Grange has walkable Main Street shops, the trains that still roll down the middle of the street, the railroad museum, and the Oldham County History Center. Shelbyville is larger, about 18,450 people as of the July 2025 Census estimate, versus about 10,670 in La Grange. Want more local retail and a bigger small town core? Shelbyville often wins. Want a quieter Main Street with that Oldham school district attached? La Grange is hard to beat.

    My Take

There is no single right answer. Choose Shelbyville when budget, Interstate 64 access, and a bigger downtown matter most. Choose La Grange or elsewhere in Oldham when schools, higher ownership neighborhoods, and the Interstate 71 corridor matter most. I help families walk both sides every month. After 50+ transactions, the right town is the one that fits your budget, your commute, and your kids.
