    Closing Certainty: What Happens Between Loan Approval and Getting the Keys?

    Closing Certainty: Know What to Expect Before You Get the Keys

    You’ve found the home, made the offer, completed the appraisal and worked through the loan process.

    Now you’re getting close to the finish line.

    The big question is:

    “Are we ready to close?”

    That’s what I call Closing Certainty — the final of my Five Certainty Checkpoints.

    The goal is simple: make sure your loan is ready, you understand your final numbers and you know what to expect on closing day.

    What Does “Clear to Close” Mean?

    “Clear to Close” is one of the best things a homebuyer can hear.

    It generally means your lender has completed the final review of your loan and you have met the requirements needed to move forward with closing.

    You’re almost there.

    But there are still a few important steps before you get the keys.

    Your Closing Disclosure and Final Numbers

    A few days before closing, you’ll receive a preliminary Closing Disclosure, often called the CD.

    The first CD may not have every number finalized yet. That’s okay. It gives you an early look at your loan terms, monthly payment, closing costs and estimated cash needed to close.

    There is also an important timing rule.

    You must receive your Closing Disclosure at least three business days before closing.

    Depending on timing, we can meet that requirement in one of two ways. We may have enough time to use what is commonly called the mailbox rule, which allows time for the CD to be considered received. Or, if we’re working on a tighter timeline, I may need you to open and acknowledge the CD electronically right away so we can document when you received it and protect your closing date.

    That’s something I’ll be watching closely and communicating with you about.

    If I tell you the CD needs your immediate attention, please take care of it right away.

    After that, the final numbers are worked out.

    In Illinois, this is a coordinated process. Your buyer’s attorney, seller’s attorney, title company and Prosperity Home Mortgage closing team work together to make sure taxes, credits, fees and other closing figures are correct.

    As those numbers are confirmed, your Closing Disclosure is updated.

    My goal is for you to have an accurate final amount needed for closing about 48–72 hours before closing, whenever possible.

    That gives you time to review everything, ask questions and prepare your funds.

    Closing day should not come with financial surprises.

    Protect Your Approval

    Even after your loan is approved, avoid making major financial changes before closing.

    Try not to:

    • Open new credit cards

    • Finance furniture or a car

    • Move large amounts of money without checking with your mortgage team

    • Change jobs without discussing it first

    Your lender may complete final checks before closing.

    A simple rule: If you’re unsure, ask before making a financial change.

    Everyone Works Together

    The final days require good communication.

    Your real estate agent, attorney, title company and mortgage team all have a role in getting you to closing.

    My job as your mortgage consultant is to keep the financing on track, communicate important milestones and make sure you understand what comes next.

    The goal is simple:

    No unnecessary surprises.

    Closing Day

    By closing day, you should already know:

    • Your loan is ready

    • Your final cash needed to close

    • Your monthly payment

    • What to expect at closing

    Closing day shouldn’t be about figuring things out.

    It should be about finishing the process, signing the final documents and getting the keys to your new home.

    That’s Closing Certainty — the final step in Building Greater Certainty throughout your homebuying journey.
