    Matt, the "Friday afternoon disaster" framing really lands, that late-stage DTI surprise is exactly what buyers don't see coming. Question on the 401(k) loan point: when a buyer takes one out to cover down payment or closing costs, does the repayment count against DTI the same way other debt does, or is it treated differently since they're essentially paying themselves back? Trying to understand whether that move helps or hurts qualification.

      Chad, great question about the 401 (k) loan. That doesn't count against the DTI. The lender will just need documentation showing that the loan was taken out.
