Short answer: yes. In Texas, sellers often pay part or all of a buyer's closing costs. Each loan program caps how much.
Seller concession limits by loan type
Conventional: up to 3% of the price with less than 10% down, 6% with 10–25% down, and 9% with 25% or more down.
FHA: up to 6% of the price.
VA: reasonable closing costs, plus up to 4% in concessions.
How to ask for it
Your Realtor writes the seller contribution into the offer. In a slower market, sellers are often more open to it than to a big price cut.
Price cut or rate buydown?
A seller can also use that money to buy down your interest rate. Sometimes that lowers your monthly payment more than a small price reduction would, for a similar cost to the seller. It depends on the numbers, so ask your loan officer to run both side by side for the home.
Realtors: before your seller drops the price, send me the address and I'll run the price-cut vs. buydown comparison for your buyer. Call or text (832) 531-4192. English o español.
