The Lake Chelan Market in 2026
Lake Chelan is a 50.5-mile glacier-fed lake surrounded by orchards, vineyards and the North Cascades, and its real estate market is unlike any other in Washington. Much of the demand comes from second-home buyers, so prices and pace respond to lifestyle trends and the broader economy more than to local jobs.
Right now, conditions favor prepared buyers. According to NWMLS data for August 2026, the median sale price in the Lake Chelan area was approximately $850,000, down 5.3% from a year earlier, with about 11.7 months of inventory, up roughly 41%. That means more choice and more room to negotiate than buyers have seen in several years.
Value at the lake is driven by three things above all: water access (private, shared or view-only), the permit status of any dock or short-term rental, and year-round livability. Two homes with the same square footage can differ by hundreds of thousands of dollars on those factors alone.
Neighborhoods Around Lake Chelan
Chelan
Chelan Hills: one of the lake's original vacation-home communities, dating to the 1960s, on the north shore hills about two miles from downtown. Shared waterfront parks, two pools and a boat launch. A strong value for buyers who want lake access without private-waterfront pricing.
Crystal View Estates: hillside homes above the north shore, close to downtown, with open lake views. A community marina, two pools, and tennis and pickleball courts.
Bear Mountain: hilltop living on the south shore around Bear Mountain Ranch Golf Course, about six miles from town, with some of the widest views in the valley.
Clos CheValle: a gated community of 67 homesites set among about 66 acres of vineyards, next to Bear Mountain Ranch. Custom homes, private parks and walking trails. Wine-country living without being on the water.
Hawks Meadow & Hawks Ridge: two gated communities high above the valley, with 49 lots of about 20 acres each and more than 20,000 acres of surrounding public land. Built for privacy.
Chelan Falls: a quieter community where the Chelan River meets the Columbia, near Highway 97. Typically more space for the money, on the Columbia rather than the lake.
Manson
The Village at Lake Chelan: at the edge of downtown Manson, within walking distance of tasting rooms, restaurants and the bay. Pool, clubhouse and dog park, with the HOA handling snow removal and front-yard mowing. Well suited to second-home owners.
Wapato Point: the resort peninsula just west of downtown Manson, known for condos with shared pools and tennis. One of the easiest ways to own at the lake.
Manzanita: newer single-family homes on roughly quarter-acre lots near Mill Bay and the Old Mill Park boat launch.
Summer Breeze: a gated neighborhood of newer homes near Mill Bay, with a community pool and fenced dog park.
Schools
Chelan is served by the Lake Chelan School District, and Manson has its own K–12 Manson School District. For families moving full-time, the school boundary is worth confirming for each property, since homes between the two towns can fall into either district.
Who Buys at Lake Chelan
In my experience, buyers at the lake fall into a few groups. The largest is second-home buyers from the Seattle area and the rest of Western Washington, looking for a family gathering place in the sun. Next are Wenatchee Valley homeowners moving up to the lake, retirees choosing a slower pace, and investors weighing a dual-use property that can be enjoyed and occasionally rented. Remote workers have also become a steady part of the market. The common thread is a desire for a place the family will return to for years, which is why I encourage every buyer to think long-term from the start.

Can I rent out my home when I'm not using it? It depends on the property. The City of Chelan licenses short-term rentals inside city limits, and Chelan County caps them by area outside the city. As of August 11, 2026, Manson had 35 of 75 permits available and the Chelan area had 64 of 127. HOA rules may also apply.
What is the difference between shared and private waterfront? Shared waterfront, as in Chelan Hills or Crystal View Estates, gives residents community beaches, docks or a marina. Private waterfront means your own shoreline and, when permitted, your own dock. The price difference is significant, so it is worth deciding early which fits how you plan to use the lake.
Why does the waterfront look different in winter? Chelan PUD lowers the lake after October 1 to make room for spring runoff. Most docks are fully usable from late spring through early fall.
