Hernando Approves Rezoning for 40 Affordable Homes Near Suncoast Boulevard

Hernando County has approved a rezoning request for 40 affordable single-family homes near the southwest corner of Pot O Gold Lane and Suncoast Boulevard. The vote moves the proposal forward, but it does not mean finished homes are available for purchase today.

    What did the county approve?

At its October 12 meeting, the Hernando County Planning and Zoning Commission voted 5-0 to approve You Thrive Florida's rezoning request. The October 19 Hernando Today report says the proposal calls for 40 affordable single-family homes at Pot O Gold Lane and Suncoast Boulevard.

The discussion included how affordable housing would be defined, along with income levels, setbacks, buffers, and architectural details. Those issues matter because the word "affordable" by itself does not tell a future buyer the purchase price or eligibility rules.

    What rezoning does not answer

The published report does not provide home prices, floor plans, lot sizes, construction dates, a sales office, an application period, or the exact income limits that would apply. It also does not say that reservations are being accepted.

Rezoning is a land-use step. A project may still need site-plan review, engineering, permits, financing, utility coordination, and construction before any home can close. Buyers should wait for formal project information before making plans around a move-in date.

Questions worth asking when details are released

First, ask whether the homes will be sold with a deed restriction, resale restriction, shared-appreciation provision, or another affordability control. Those terms can affect future resale and the owner's equity.

Second, ask which household income calculation will be used and what documentation is required. Eligibility may depend on household size and a percentage of area median income, not just a buyer's salary.

Third, get the complete monthly-cost estimate. A purchase price is only one part of affordability. Taxes, homeowners insurance, mortgage insurance, association fees, utilities, and transportation costs all belong in the budget.

Finally, confirm the actual location and nearby services. This proposal is in Hernando County near Suncoast Boulevard. It is separate from the large Sunrise Hills project near Brooksville that has also been in the news this month.

Why a 40-home project still matters

Forty homes will not meet all of Hernando County's housing needs, but ownership opportunities at income-qualified prices are different from rental apartments and can fill a specific gap. The project may also help clarify how the county applies buffers, design standards, and affordability requirements to small single-family developments.

The right way to follow this one is by milestones. Rezoning has been approved. The next useful updates will be final development details, permits, financing, construction timing, pricing, and an official buyer application process. Until those are released, any advertised price or move-in date should be treated as unverified.
