Buying Your First Home in Bryan–College Station? Start With These Five Steps

    Start with these 5 Steps

You’ve been looking at houses online. You’ve saved a few favorites. Maybe you’ve already mentally arranged your furniture in one of them.

    But then comes the question:

“Could I actually buy a house—and where would I even start?”

You don’t need to have everything figured out before asking for help. Before scheduling showings, start with a conversation, a realistic budget, and a plan.

I’m Chari Alberts, a Realtor® with NextHome Realty Solutions BCS. I’ve been licensed since 2013 and have called Bryan–College Station home since 1997. Helping buyers understand what comes next is a big part of what I do.

    1. Talk About Your Goals Before Picking Out Houses

You can contact a Realtor when you’re ready to move—or when you’re simply wondering whether buying is realistic.

Our first conversation starts with your situation:

    • Why are you thinking about moving?

    • When would you like to move?

    • Is there a lease expiration we need to consider?

    • What do you need from your next home?

    • What worries you about buying?

You don’t need perfect answers. These questions help us figure out which steps make sense for you.

    2. Choose a Comfortable Payment

The amount a lender approves and the amount you feel comfortable spending may be different.

Your housing budget needs room for more than principal and interest. Consider property taxes, homeowners insurance, any mortgage insurance or HOA dues, utilities, maintenance, and savings.

In Bryan–College Station and surrounding communities, two similarly priced properties can have different ongoing costs.

A house should fit your life without leaving you worried about every other expense.

    3. Speak With a Mortgage Lender Early

Before assuming you need a particular down payment or credit score, ask a lender to review your situation.

Discuss available loan programs, estimated payments, upfront costs, and what documentation is needed. Ask what a preapproval includes and which conditions remain.

You can compare lenders, too. Look at the full picture—not just the advertised interest rate.

If you aren’t ready yet, that conversation can help you understand what to work on.

    4. Plan for More Than the Down Payment

Your down payment is only part of your purchase budget.

Depending on the transaction, you may also need funds for closing costs, inspections, earnest money, an option fee, moving, and expenses after closing.

Ask which payments are due early and which may be credited at closing. Don’t assume every expense works the same way.

I want buyers to understand the financial steps before making an offer—not discover them while trying to meet a deadline.

    5. Compare Locations Along With Homes

A beautiful kitchen won’t fix a commute that doesn’t work for you.

Whether you’re considering Bryan, College Station, Caldwell, Navasota, or a rural property nearby, think about your everyday routine and the property’s ongoing responsibilities.

Depending on the home, that may include HOA rules, deed restrictions, utility providers, septic systems, wells, or access.

We’ll also discuss buyer representation, services, and compensation before touring so you understand the agreement and any potential financial obligations.

You Don’t Have to Figure This Out Alone

Getting started doesn’t mean committing to buy immediately. It means gathering enough information to decide whether buying makes sense—and what to do next.

For the complete process, from planning through closing, read my step-by-step Bryan–College Station homebuying guide.
