That's where who you have working with you matters.
I've spent more than 35 years helping people buy and finance homes. During that time, I've learned that my job isn't simply to get someone approved for a mortgage.
It's to help them buy the home.
That means understanding your situation before recommending a financing strategy. It means making sure you're properly approved before you start making offers. It means working directly with your Realtor. It means being available when you find a house on Saturday afternoon. And when something doesn't fit neatly into the traditional lending box, it means knowing what other options may be available.
We Start With You
Every buyer comes to us with a different situation.
You might be buying your first home. You might already own a home and need to figure out how to buy the next one before selling. You may be self-employed, have significant assets, receive income from multiple sources or be purchasing a property that requires a different approach.
That's why I don't believe in starting the conversation with a mortgage product.
I want to understand what you're trying to accomplish first.
From there, my team and I can look at the financing options available and help determine which ones make sense for your situation.
Sometimes the answer is straightforward.
Sometimes it takes a little more creativity.
Either way, you should know your options.
We Help You Get Ready Before You Find the Home
One of the biggest advantages we can give a buyer happens before an offer is ever written.
Our Full FastTrack Approval allows us to complete much of the underwriting work upfront rather than waiting until after you've found a property.
That means we're doing more than issuing a basic pre-qualification based on an initial conversation.
We're working to put you in a stronger position before you start competing for a home.
When you find the right property, you want to be able to act with confidence. You don't want to discover at that point that there's an issue with your income, assets or financing that could have been addressed weeks earlier.
Preparation matters.
When You Make an Offer, I'm Involved
Getting an approval letter into your Realtor's hands isn't where my involvement ends.
When you make an offer, I'll personally speak with the listing agent and explain the strength of your financing and approval.
I think that's important.
Your Realtor is putting together the offer and advocating for you as the buyer. I want to make sure the financing behind that offer is being represented just as strongly.
A piece of paper can only say so much.
Sometimes a conversation can provide the listing agent with additional confidence about the buyer and the financing behind the offer.
When Something Isn't Straightforward, We Have Options
Not every buyer fits neatly into the same box.
Over the years, we've built access to a wide range of financing solutions because real-life situations aren't always simple.
That can include strategies for buyers who want to purchase before selling their current home, self-employed buyers, investors, buyers with substantial assets, non-warrantable condos and other situations where traditional financing may not tell the whole story.

Not every program works for every buyer, and sometimes the answer really is no.
But before we get there, I want to make sure we've asked the right questions and looked in the right places.
Experience Matters When Something Unexpected Happens
Most home purchases have a moment when something changes.
Maybe it's the appraisal.
Maybe there's a question during underwriting.
Maybe something comes up with the property.
Maybe the offer needs to be changed quickly.
Maybe the financing strategy that looked right at the beginning needs to be adjusted.
After more than 35 years in this business, I've worked through thousands of transactions and seen a lot of situations.
Experience doesn't mean there will never be a problem.
It means when something does happen, you're working with people who know how to respond.
We're Available When You're Actually Buying a Home
Real estate doesn't operate on a Monday-through-Friday schedule.
Homes hit the market on Thursdays. Open houses happen on weekends. Offers get written Sunday night.
That's why my team and I are available seven days a week.
If you're standing in a house on Saturday and want to know what the numbers look like, call us.

If something changes and we need to rethink the strategy, we'll have the conversation.
You shouldn't have to wait until Monday because you happened to find the right house over the weekend.
We Work Alongside Your Realtor
I also believe strongly that your Realtor and mortgage team should be working together.
Your Realtor knows the property, the negotiation and what's happening with the offer.
We know the financing.
Those conversations should be happening together.
When we're communicating well, we can identify potential issues earlier, discuss strategies before an offer is submitted and make sure everyone involved understands what we're trying to accomplish.
You should feel like you have one team working toward the same goal.
Getting You Approved Is Only Part of the Job
My team and I have helped thousands of people navigate the home-buying process over the past 35+ years.
But regardless of how many transactions we've done, the one we're working on with you is the one that matters.
Our job is to prepare you properly, explain your options, work alongside your Realtor, communicate when it matters and help navigate whatever comes up between the first conversation and the closing table.
Because ultimately, you're not coming to us because you want a mortgage.
You're coming to us because you want the home.
You find the home you want.
