    As a mortgage lender, one of the most common things I hear from business owners is:

    "My business is doing great, but my tax returns make it look like I don't make any money."

    The truth is, many successful entrepreneurs, contractors, realtors, consultants, and self-employed professionals take advantage of legitimate IRS deductions to reduce their taxable income. That's smart tax planning, but it can sometimes make qualifying for a traditional mortgage more difficult.

    The good news? There are mortgage programs designed specifically for self-employed borrowers that don't rely solely on tax returns.

    Let's break it down using the simple Who, What, When, Where, and Why approach.

    Who Can Qualify Without Tax Returns?

    These programs are typically designed for self-employed borrowers, including:
